The purposes of the Special Use District is to provide for an appropriate mix of commercial, light manufacturing and limited residential land uses in areas where public utilities have the potential to be extended and a variety of land uses have been established in close proximity to a previously settled area.
§ 172-93 Restrictions.
A building may be used, erected, or altered and a lot or premises may be used for any of the following purposes, subject to off-street parking regulations as set forth in Article XV.
Offices for professional services, including but not limited to physicians, lawyers, architects, dentists, engineers, realtors, surveyors, insurance agents and similar professionals; and offices incidental to uses permitted in the district.
Two principal uses limited to those allowed under the permitted and conditional uses of this zoning district. No property shall have more than two principal uses under this conditional use provision.
RV campers, mobile or modular homes, RV campgrounds, mobile home parks, and/or campers. See Chapter 103, Mobile Homes and Mobile Home Parks, of the Code of the Township or Darlington. See also § 172-125.
Permitted uses. All permitted uses shall be conducted on lots with a minimum area of 1 1/2 acres, with a minimum lot width of 100 feet at the building setback line, whether connected to public utilities or not.
Conditional uses. All conditional uses shall be conducted on lots with a minimum of 1 1/2 acres, with a minimum lot width of 150 feet at the building setback line, whether connected to public utilities or not.
A zoning/building permit shall be required prior to the erection, construction or alteration of any structure proposed in relation to those uses enumerated in this article.
