ARTICLE VIII
L-I Light Industrial District
§ 172-64 Purpose.
The purpose of the L-I Light Industrial District is to provide for appropriate light industrial, commercial, office, warehousing and similar land uses within the Township where highway and rail access is available, subject to regulations designed to protect the environment and the health, safety, and welfare of residents.
§ 172-65 Restrictions.
A building may be used, erected, or altered and a lot or premises may be used for any of the following purposes, subject to off-street parking regulations as set forth in Article XV.
§ 172-66 Permitted uses.
Permitted uses:
A.
Research and testing laboratory.
B.
Truck terminal.
C.
General offices.
D.
Distribution warehousing.
E.
Light manufacturing of products, including but not limited to small electrical appliances, small industrial and electronic instruments, hand tools and metal fasteners, limited to the assembly of component parts and the mechanical transformation and the mechanical blending of raw materials into products.
F.
Equipment repair and sales.
G.
Commercial uses permitted in the H-C Highway Commercial District.
H.
Mini-warehousing and self-storage buildings.
I.
Public utility facilities.
L.
Forestry, timber processing.
M.
Agricultural operations.
O.
Accessory uses and accessory buildings incidental to the permitted principal uses and located on the same lot except as otherwise provided.
P.
Bed-and-breakfast.

§ 172-67 Conditional uses.
A.
Public hearing shall be required to be held by the Board of Supervisors. All conditions specified herein shall be met:

Two principal uses limited to those allowed under the permitted and conditional uses of this zoning district. No property shall have more than two principal uses under this conditional use provision.

B.
All outdoor storage areas shall be screened by dense plantings using a fifty-fifty mix of deciduous and evergreen trees, planted at a maximum of ten-foot intervals.
§ 172-68 Uses by special exception.
§ 172-69 Lot area.
Each lot shall be at least 43,560 square feet in area with a minimum lot width of 200 feet at the building setback line.
§ 172-70 Required yards.

§ 172-72 Lot coverage.
A.
No structure or combination of structures, including sidewalks, driveways and parking areas shall be permitted to exceed 75% of the gross lot area.
B.
At least 10% of the total lot area shall be covered with vegetative material. These planted areas shall be reasonably dispersed throughout the premises.
§ 172-73 Bufferyards.
§ 172-74 Signs.
Signs and advertising structures shall be permitted only when such signs or structures refer or relate directly to the materials made, sold, or displayed on the premises, and further provided that such signs and advertising structures are in conformance with Article XIV of this chapter.
§ 172-75 Off-street parking and loading.
There shall be provided on the premises sufficient area to conduct all loading and unloading of materials and/or products to and/or from vehicles of all kinds. In addition, space for service drives and yards shall be provided on the premises. See Article XV.
§ 172-76 Building and/or zoning permits.
