Subd. 1 Light Industrial District (I-1)
(1) Intent. The purpose of the I-1, Light Industrial District is to provide for the establishment of manufacturing, warehousing, and office developments. Uses allowed in this district shall be limited to those which can compatibly exist adjacent to retail/service-related uses and residential uses. Uses shall not produce exterior noise, glare, fumes, obnoxious byproducts or wastes, or create no other objectionable impact on the environment.
(2) Permitted uses. The following uses are permitted in the I-1 District provided that the building is less than 300,000 square feet:
a. Agricultural uses existing at the time of the adoption of the Subsection;
b. Schools, business/trade;
c. Transit station with vehicle storage;
Commercial retail and service uses:
d. Automobile detailing shops;
e. Motor vehicle repair, major;
f. Motor vehicle repair, minor;
j. Laboratory, medical/dental;
k. Research and development;
l. Contractors operation;
n. Printing and publishing;
o. Recycling facility - indoor;
(3) Permitted accessory uses. The following uses are permitted accessory uses in the I-1 District:
a. Antennas mounted on an existing structure, not exceeding 15 feet above the highest point of the structure, as regulated by Subsection
1001.21 of this Code.
b. Any incidental repair or processing necessary to conduct a permitted principal use.
c. Buildings temporarily located for purposes of construction on the premises for a period not to exceed time necessary to complete construction.
d. Day care facilities accessory to business use.
f. Retail sales related to the processing of product on site so long as it does not exceed 30% of the floor space of the principal building without a conditional use permit.
g. Semi-truck trailer parking as regulated in Subsection
1001.062 of this Code.
h. Signs as regulated by Subsection
1001.20 of this Code.
i. Single satellite earth station antenna 2 meters or less in diameter and single antenna designed to receive direct broadcast services or multichannel multipoint distribution services 1 meter or less in diameter and antennas designed to receive television broadcast signals, as regulated in Subsection
1001.21 of this Code.
j. Tenant cafeterias, or retail service (private).
(4) Conditional uses. Within any I-1 District, any permitted uses with buildings over 300,000 square feet shall require a conditional use permit as well as the following uses:
d. Motor vehicle terminal and maintenance garage;
Commercial retail and service uses:
f. Brewery, small with or without a taproom;
g. Brewery, large with or without a taproom;
i. Equipment rental or sales as regulated in Section
1001.062;
k. Indoor recreation facilities;
l. Microdistillery - with or without a cocktail room;
m. Mini-storage facilities;
n. Restaurant Class III without drive-through and Class IV, with drive-through;
o. Retail sales in excess of 30% of the floor space;
t. Lumber yards/building material sales;
u. Outdoor storage as regulated in Section
1001.062;
v. Rail unloading facility;
w. Towers - cellular and communications as regulated in Subsection
1001.21 of this Code.
(5) Interim uses. Within any I-1 District, no structure or land shall be used for the following purposes except by Interim Use Permit.
a. Agricultural limited to crop uses.
b. Auto auction as regulated in Section
1001.062 of this Code.
(6) The following minimum requirements shall be observed subject to additional requirements, exceptions and modifications as set forth in this chapter, and Subsection
1001.062 (Special Requirements for Industrial Districts) of this Code:
Subd. 2 Business Park District (B-P)
(1) Intent. The purpose of the B-P, Business Park District is to provide for multi-use building and/or the establishment of business offices, wholesale showrooms, and related uses in an environment which provides a high level of amenities, including landscaping, preservation of natural features, increased architectural design, pedestrian facilities and other features.
(2) Permitted uses. The following uses are permitted in the B-P District provided that the building is less than 300,000 square feet:
a. Agricultural uses existing at the time of the adoption of the Subsection;
b. Public utilities and essential services;
Commercial retail and service uses:
d. Bank or financial institution without drive-through;
e. Clinics/medical/dental office;
f. Restaurant - Class I (sit down no alcohol), Class II (with alcohol) and Class III;
j. Laboratory, medical/dental;
k. Research and development;
l. Data processing, hosting, and related services;
m. Higher technology business;
n. Printing and publishing;
(3) Permitted accessory uses. The following uses are permitted accessory uses in the B-P District:
a. Any incidental repair or processing necessary to conduct a permitted principal use.
b. Buildings temporarily located for purposes of construction on the premises for a period not to exceed time necessary to complete construction.
c. Day care accessory to business use.
e. Retail sales related to the processing of product on site so long as it does not exceed 30% of the floor space of the principal building without a Conditional Use Permit.
f. Signs as regulated by Subsection
1001.20 of this Code.
g. Single satellite earth station antenna 2 meters or less in diameter and single antenna designed to receive direct broadcast services or multichannel multipoint distribution services 1 meter or less in diameter and antennas designed to receive television broadcast signals, as regulated in Subsection
1001.21 of this Code.
h. Tenant cafeterias, and retail service (private).
i. Warehousing used in conjunction with offices or manufacturing facilities.
(4) Conditional uses. Within any B-P District, any permitted uses with buildings over 300,000 square feet shall require a Conditional Use Permit as well as the following uses:
Commercial retail and service uses:
c. Brewery, small with a taproom;
d. Microdistillery - with a cocktail room;
e. Financial institutions and banks with drive-through facilities;
g. Indoor recreational facilities;
h. Restaurant - Class IV (drive-through);
i. Retail sales in excess of 30% of the floor space;
(5) Interim uses. Within any BP District, no structure or land shall be used for the following purposes except by interim use permit:
a. Agricultural limited to crop uses.
b. Indoor recreation facilities.
(6) The following minimum requirements shall be observed subject to additional requirements, exceptions and modifications as set forth in this Chapter and Subsection
1001.062 (Special Requirements for Industrial Districts) of this Code:
