RULES FOR INTERPRETATION OF DISTRICT BOUNDARIES
Where uncertainty exists as to the boundaries of districts as shown on the official zoning map, the following rules shall apply:
14-5.1. Boundaries Approximately Following Streets, Highways, Alleys or Rights-of-Way.
Boundaries indicated as approximately following the center lines of streets, highways, alleys or rights-of-way shall be construed to follow such center lines. In the event a right-of-way is vacated, the district boundary shall be construed as remaining in its location except when ownership of the vacated street is divided other than at the center, in which [case] the boundary shall be construed as moving with the ownership.
14-5.2. Boundaries Approximately Following Platted Lot Lines.
Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines.
14-5.3. Boundaries Approximately Following County and City Limits.
Boundaries indicated as approximately following county and city limits shall be construed as following such county and city limits.
14-5.4. Boundaries Approximately Following Shore Lines, Stream Beds or Other Water Bodies.
Boundaries indicated as following shore lines shall be construed to follow such shore lines, and in the event of change, the boundary line shall be construed as moving with the actual shore line; boundaries indicated as approximately following the center lines of streams, rivers, canals or other bodies of water shall be construed to following such center lines.
14-5.5. Boundaries Indicated as Entering any Body of Water.
Boundaries that are indicated as entering any body of water but not continuing to intersect with other zoning boundaries shall be construed as extending in the direction in which they enter the body of water to intersect with other zoning districts.
14-5.6. Expansion of Incorporated Area by Municipal Annexation.
In the event of changes in the city limits by adding territory through annexation, appropriate zoning shall be placed upon the property at the time of annexation. In the event, the expansion is initiated by a petition by a private landowner, the advertising costs for the ordinance advertising for such expansions shall be borne by the petitioner.
14-5.7. Boundaries Approximately Parallel or Extension of Above Features.
Boundaries indicated as parallel to or extension of features indicated in subsection 14-5.1 through 14-5.5 above shall be so construed. Distances not specifically indicated on the official zoning map shall be determined by the scale of the map.
