ARTICLE 5

- ZONING DISTRICTS AND BOUNDARIES

Sec. 5.1.- Establishment of districts.

In order to carry out the intent and purpose of this ordinance, the City of Ellijay is hereby divided into the following districts:

R-1 Low-Density Single-Family Residential
R-2 Medium-Density Multifamily Residential
R-3 High-Density Multifamily Residential
MHP Mobile Home Park
O/RC Office/Restricted Commercial
GC General Commercial
CBD Central Business District
I-1 Light Industry
I-2 General Industry

 

5.1-1.

Low-Density Single-Family Residential (R-1). The purpose of this district is to accommodate purely low density single-family residential development. Single-family dwellings are restricted to meeting type I appearance standards.

5.1-2.

Medium-Density Multifamily Residential (R-2). The purpose of this district is to accommodate medium-density multifamily and single-family residential development in locations that would serve as transitions between higher density residential land uses and single-family neighborhoods.

5.1-3.

High-Density Multifamily Residential (R-3). This district is designed to accommodate high-density multifamily and single-family attached developments. These districts will be located in areas with convenient access to collector and arterial streets and can be developed as transitional uses between single-family districts and commercial districts.

5.1-4.

Mobile Home Park (MHP). This district is designed to encourage the development of manufactured home parks and related facilities within a well-planned environment.

5.1-5.

Office/Restricted Commercial (O/RC). This district is designed to provide a high-quality environment for offices, institutions or research and development facilities.

5.1-6.

General Commercial (GC). The purpose of this district is to provide appropriate locations for a wide variety of commercial activities that will serve a large market area. Emphasis should be placed on creating commercial nodes or cluster developments rather than strip developments.

5.1-7.

Central Business District (CBD). This district is intended to provide for the orderly development and redevelopment of the central business district for commercial, financial, office, and related uses to serve the entire community and trade area.

5.1-8.

Light Industry (I-1). The purpose of this district is to provide suitable areas for less intensive industrial uses such as the processing, fabrication, assembly, treatment, packaging, incidental storage, sales and distribution of previously prepared materials.

5.1-9.

General Industry (I-2). The purpose of this district is to provide suitable areas for warehousing, distribution, manufacturing and other intensive activities of an industrial nature that potentially involve hazardous or commonly recognized offensive conditions.

Sec. 5.2. - Zoning district map.

The boundaries of zoning districts are shown upon the map designated as the "zoning district map." The zoning district map and all notations, references, and other information shown thereon are a part of this ordinance and have the same force and effect as if the zoning district map and all the notations, references and other information shown thereon were fully set forth and described herein, which zoning district map is properly attested and is on file with the city clerk of Ellijay, Georgia.

Sec. 5.3. - District boundaries.

5.3-1.

The district boundaries shown on the zoning district map are generally intended to follow streets, alleys, or lot lines; where the districts designated on said map are bounded by such street, alley or lot line, the centerline of the street or alley or the lot line shall be the boundary of the district unless such boundary is otherwise indicated on the map. In all other cases, the district boundary line shall be determined by use of the scale appearing on the zoning district map.

5.3-2.

When the boundary line of a district divides a lot or tract held in single ownership at the time of the adoption of this ordinance, the boundary line may be allowed to extend a distance of not more than 50 feet to the least restricted zone district.
