6.1-1.
Public water supply. All land developments in the City of Ellijay shall connect to the public water supply.
6.1-2.
Minimum lot size. If public sewerage is not available within the city, an individual on-site sewage system may be used for individual lots or subdivision developments. The minimum lot size requirements are set by the Gilmer County Board of Health and are established based on topography and soil conditions developed according to criteria of the "Manual for On-Site Management Systems," that are provided by the Georgia Department of Human Resources. Prior to issuance of a Building Permit by the City of Ellijay, an on-site sewage management system shall be approved by the Gilmer County Environmental Health Department.
a.
Single-family residential dwellings. Where individual on-site sewage systems are installed in conjunction with public water supply, the minimum lot size for single-family residential dwellings shall conform to standards established in table 6.2. The Gilmer County Environmental Health Department will approve the minimum lot size where served by individual on-site sewer system.

Multifamily. Where individual on-site sewage systems are installed in conjunction with public water supply the minimum lot size for a multifamily structure shall be 10,890 square feet per unit. All multifamily developments shall be approved by Gilmer County Board of Health.

6.2-1.
Standards. Appearance standards shall apply to all single-family detached dwellings including site-built housing, industrialized housing, and manufactured homes. Approval shall be granted upon the finding that such development shall meet or exceed the appearance standards as shown on Table 6.3: Appearance Standards for Single-Family Detached Dwellings.

Notes:

The roof shall have a surface of wood shakes, asphalt composition, wood shingles, concrete, fiberglass or metal tiles, slate, built up gravel materials or other materials approved by the building inspectors.
(2)
The exterior siding materials shall consist of wood, masonry, concrete, stucco, masonite, metal or vinyl lap or other materials of like appearance.
(3)
Permanent foundation shall meet the requirements of standard building code. For manufactured home, a masonry curtain wall unpierced except for the required ventilation and access must be installed so that it encloses the area under the manufactured home to the ground level.
(4)
For manufactured homes, a landing area is required and its width and length must be greater than or equal to the width of the entrance doorway.
(5)
Manufactured homes are required to remove all towing devices, if they are removable, otherwise, all towing devices shall be screened by plantings, and the structure shall be skirted.
(6)
A flat roof on a site-built dwelling may be permitted only after a conditional use review by the mayor and council of Ellijay under the Policies and Procedures Governing the Calling and Conducting of Zoning Hearings Ordinance and according to the Standards for Considering Zoning Decisions Ordinance of the city (See Appendix).
(7)
The exterior siding materials shall consist of wood, masonry, masonite, or fiber cement board. Materials such as vinyl lap, stucco, and metal are prohibited.
(8)
The exterior siding of the structure must have a minimum of three (3) vertical feet of masonry facade (measured from the ground) to exist continuously around the structure's exterior and must be uninterrupted by non-masonry materials.
6.2-2.
Areas of special concern. Properties and parcels designated by overlay on the official zoning map of the City of Ellijay as areas of special concern shall be subject to the "Design Guidelines for the City of Ellijay, Georgia" as adopted by the mayor and city council and amended subsequently, and maintained and administered by the building inspector. No material change in the appearance of any building, structure, or major landscape feature within those areas shall be made or be permitted to be made unless and until an application for a certificate of design guideline compliance has been submitted to and approved by the building inspector.

No principal building, structure, or land use shall be permitted except in the zoning districts indicated and for the purposes permitted in table 6.4. Each use is mutually exclusive and does not encompass other uses listed in the table. A principal use denoted by the letter "C" is permitted only if a conditional use permit is granted by the zoning board of appeals. For uses not included on this list, where the enforcement officer is unable to determine clear placement, application shall be made to the zoning board of appeals for interpretation.

Where individual on-site sewage systems are installed in conjunction with public water supply, the minimum lot size for single-family residential dwellings shall conform to standards established in table 6.2. The Gilmer County Environmental Health Department will approve the minimum lot size where served by individual on-site sewer system.

Multifamily. Where individual on-site sewage systems are installed in conjunction with public water supply the minimum lot size for a multifamily structure shall be 10,890 square feet per unit. All multifamily developments shall be approved by Gilmer County Board of Health.

Standards. Appearance standards shall apply to all single-family detached dwellings including site-built housing, industrialized housing, and manufactured homes. Approval shall be granted upon the finding that such development shall meet or exceed the appearance standards as shown on Table 6.3: Appearance Standards for Single-Family Detached Dwellings.

The roof shall have a surface of wood shakes, asphalt composition, wood shingles, concrete, fiberglass or metal tiles, slate, built up gravel materials or other materials approved by the building inspectors.
(2)
The exterior siding materials shall consist of wood, masonry, concrete, stucco, masonite, metal or vinyl lap or other materials of like appearance.
(3)
Permanent foundation shall meet the requirements of standard building code. For manufactured home, a masonry curtain wall unpierced except for the required ventilation and access must be installed so that it encloses the area under the manufactured home to the ground level.
(4)
For manufactured homes, a landing area is required and its width and length must be greater than or equal to the width of the entrance doorway.
(5)
Manufactured homes are required to remove all towing devices, if they are removable, otherwise, all towing devices shall be screened by plantings, and the structure shall be skirted.
(6)
A flat roof on a site-built dwelling may be permitted only after a conditional use review by the mayor and council of Ellijay under the Policies and Procedures Governing the Calling and Conducting of Zoning Hearings Ordinance and according to the Standards for Considering Zoning Decisions Ordinance of the city (See Appendix).

The exterior siding materials shall consist of wood, masonry, masonite, or fiber cement board. Materials such as vinyl lap, stucco, and metal are prohibited.
(8)
The exterior siding of the structure must have a minimum of three (3) vertical feet of masonry facade (measured from the ground) to exist continuously around the structure's exterior and must be uninterrupted by non-masonry materials.
6.2-2.
Areas of special concern. Properties and parcels designated by overlay on the official zoning map of the City of Ellijay as areas of special concern shall be subject to the "Design Guidelines for the City of Ellijay, Georgia" as adopted by the mayor and city council and amended subsequently, and maintained and administered by the building inspector. No material change in the appearance of any building, structure, or major landscape feature within those areas shall be made or be permitted to be made unless and until an application for a certificate of design guideline compliance has been submitted to and approved by the building inspector.

No principal building, structure, or land use shall be permitted except in the zoning districts indicated and for the purposes permitted in table 6.4. Each use is mutually exclusive and does not encompass other uses listed in the table. A principal use denoted by the letter "C" is permitted only if a conditional use permit is granted by the zoning board of appeals. For uses not included on this list, where the enforcement officer is unable to determine clear placement, application shall be made to the zoning board of appeals for interpretation.
