The minimum side yard setback for properties in the B-AO Business-Automotive Oriented District shall be as follows:
A. On corner lots, the minimum side yard setback shall be thirty-five (35) feet where abutting the street. The opposite side yard shall have a minimum side yard setback of fifteen (15) feet, except for gas pump canopies, which shall be no less than five (5) feet from the property line.
B. On a lot abutting any residential zoning district, there shall be a side yard, abutting such residential district, of not less than fifteen (15) feet in width. Such side yard shall contain a buffer providing an effective visual screen along such side lot line by including a strip of plants of not less than five (5) feet in width and not less than six (6) feet in height. Such planting shall consist of at least fifty percent (50%) evergreen materials scattered throughout the buffer and shall be properly maintained.
C. On lots abutting other permitted B-AO Business-Automotive Oriented District uses, the minimum side yard setback shall be not less than fifteen (15) feet.

Where such pumping facilities are within twenty-five (25) feet of a right-of-way line, there shall be a masonry curb not less than six (6) inches above grade along the right-of-way line between driveways.
