§ 9.03.006

Single-family residential district regulations.

A building or premises located in the single-family residential district shall be used only in accordance with the regulations contained in this section.
(1) 
Permitted uses.
No building or land shall be used and no building shall be hereafter erected, converted or structurally altered, unless otherwise provided for herein, except for one or more of the following:
(A) 
Single-family residential dwellings constructed on-site and garages, carports, storage rooms, swimming pools and other structures which are customarily incidental to residential dwellings;
(B) 
Churches and other houses of worship, parks and cemeteries;
(C) 
Public schools or private schools offering curricula comparable to that of public schools;
(D) 
Home occupations in compliance with section 9.03.011 of this article;
(E) 
Identification signs when in compliance with any sign regulations adopted by the city;
(F) 
Real estate sales offices during the development of residential subdivisions if located on property under development, but not to exceed a period of two (2) years;
(G) 
Farms, nurseries, or truck gardens, provided no retail or wholesale business is conducted on the premises;
(H) 
Mobile homes and manufactured homes when in compliance with any mobile home or manufactured home regulation adopted by the city;
(I) 
Oil and gas well activities, when in compliance with any ordinances regulating oil and gas well activities;
(J) 
Public utility facilities except that no nuclear power plant or nuclear waste facilities shall be located in the city.
(2) 
Dimensional requirements.
All principal and accessory structures shall be located and constructed in accordance with the following requirements:
(A) 
Minimum lot area: 1 acre.
(B) 
Minimum yard setbacks of principal structure:
(i) 
Front: 20 feet.
(ii) 
Side: 10 feet.
(iii) 
Rear: 30 feet.
(C) 
Minimum building floor space of principal structures: 1,000 square feet.
(D) 
Maximum building height of principal structures: 35 feet.
(E) 
Maximum percent of lot coverage: 25%.
(F) 
Off-street parking: Two spaces for each dwelling unit.
