CHAPTER 17

28 R-1-15 RESIDENTIAL ZONE

17.28.010: GENERAL OBJECTIVES AND CHARACTERISTICS:

The general objective of the R-1-15 Zone is to establish a zone characterized by lots used for residential, single-family dwellings. The purpose of this zone is to provide the opportunity for the development of land for higher density housing. (Ord. 2014-02)

17.28.040: SITE DEVELOPMENT STANDARDS:

17.28.050: SPECIAL PROVISIONS:

   A.   See section 17.44.200, "Special Provisions For All Residential Zones", of this title.
   B.   The density (number of buildable lots per acre of subdivision area) shall not exceed 2.42 buildable lots per acre. The subdivision area shall be the gross acreage of the subdivision, including roads, trails, easements, and all nonlot areas.
   C.   Up to twenty percent (20%) of the buildable lots in an R-1 15 subdivision may have a minimum lot size of ten thousand (10,000) square feet and a ninety foot (90') minimum width when recommended for approval by the Planning Commission and when complying with all of the following conditions:
      1.   The structure is a single level without a basement; and
      2.   The home does not exceed one thousand four hundred (1400) square feet in size; and
      3.   The attached garage does not exceed six hundred feet (600') in size; and
      4.   The lot has no more than one accessory building not exceeding two hundred (200) square feet in size; and
   D.   If the General Plan adopted by the City denotes a public trail, waterway, recreation area, park, open space or other land use within the proposed subdivision, the proposed subdivision must include said trail, waterway, recreation area, park, open space or land use.
   E.   If the City and developer jointly agree to include in the subdivision or to convey to the City a public trail, waterway, recreation area, park, open space, or similar public land use that is in addition to those called for in the General Plan, then the subdivision may include an additional number of smaller lots, as defined in subsection C of this section, of up to an additional ten percent (10%) of the number of buildable lots in the subdivision. In no event shall the number of smaller lots, as defined in subsection C of this section, exceed twenty percent (20%) of the total number of buildable lots within the subdivision.
   F.   If any smaller lots are included in the proposed subdivision, a conceptual development plan shall be reviewed by the Planning Commission and approved by the City Council prior to obtaining any subdivision approvals. (Ord. 17-07: Ord. 17-01: Ord. 21-02)
