CHAPTER 17

29 SENIOR HOUSING RESIDENTIAL ZONE

17.29.010: PURPOSE:

The purpose of the Senior Housing Residential Zone is to provide a single-family “empty nest” type housing that is affordable and attractive for adults 55 years of age or older seeking to live in a community with others in the same age group while enjoying an active lifestyle and to provide a sustainable quality product in appropriate city locations where quiet residential neighborhoods may be established and protected while being a positive enhancement to the city of Farr West. 17.29.020: BUILDING TYPE:

Single-family, detached dwelling. (Ord. 2023-11)

17.29.030: LOT REQUIREMENTS:

   A.   Density. There shall be no more than five residential units per acre;
   B.   Lot width. Minimum lot width shall be 55 feet. (Ord. 2023-11)

17.29.040: SETBACKS:

   A.   Front Setback. Twenty feet minimum;
   B.   Side Setback. Five feet minimum on each side, except 15 feet minimum for side fronting a street;
   C.   Rear setback. Fifteen feet minimum. (Ord. 2023-11)

17.29.050: MAXIMUM STRUCTURE HEIGHT:

   A.   Dwelling shall be single level. Habitable attic space (bonus room) is permitted over an attached garage area. Dwelling height shall not exceed 25 feet.
   B.   An attached third-car garage is permitted, provided it meets all setback and height requirements. (Ord. 2023-11)

17.29.060: DEVELOPMENT AGREEMENT:

A Development Agreement must be approved by the Farr West City Planning Commission and the City Council prior to the initiation of any 55+ Residential Patio Home Development. Items to be included in the Development Agreement include, but are not limited to the following:
   A.   Open Space, 15% minimum of the total development must remain open space;
   B.   Amenities;
   C.   Landscaping;
   D.   Fencing;
   E.   Conditional uses;
   F.   H.O.A. (Ord. 2023-11)

17.29.070: AGE RESTRICTIONS:

In accordance with applicable state and federal laws, this zone requires a minimum of 80 percent of the occupied units to be occupied by at least one person who is 55 years of age or older. (Ord. 2023-11)
