R-6 Single-Family Residential District

§ 285-10-1 Purpose.

The R-6 Single-Family Residential District is mapped in those parts of the Village that developed before annexation to the Village or that developed with lots of less than 12,500 square feet. These regulations are meant to protect such developments by relating bulk and density standards to the character of existing developments. Because of the land subdivision regulations of the Village of Flossmoor, this district cannot be mapped in unplatted areas.

§ 285-10-2 Permitted uses.

Uses permitted in the R-1 Residential District.

§ 285-10-4 Site and structure requirements for single-family dwellings.

A. 
Minimum lot area: 10,000 square feet.
B. 
Minimum lot width: 60 feet.
C. 
Minimum yards:
(1) 
Front: 30 feet.
(2) 
Rear: 15% of the depth of the lot, provided that such a required yard shall not be less than 15 feet, and need not exceed 25 feet.
(3) 
Side: There shall be a side yard on each side of a building of a minimum of 10% of the width of the lot, provided that such a required yard need not exceed 15 feet.
(4) 
Except that building setback lines shall also observe the standards contained in Article XXV.
D. 
Maximum lot coverage for all buildings: 30%.

E. 
Maximum height: 35 feet.

§ 285-10-5 Site and structure requirements for accessory uses.

A. 
Minimum yards:
(1) 
Side: five feet.
(2) 
Rear: five feet.
B. 
Maximum lot coverage for accessory buildings: 5%.

§ 285-10-6 Site and structure requirements for other permitted uses.

A. 
Minimum lot area: 45,000 square feet.
B. 
Minimum lot width: 150 feet.
C. 
Minimum yards:
(1) 
Front: 30 feet.
(2) 
Rear: 20% of the depth of the lot.
(3) 
Side: There shall be a side yard on each side of a building of a minimum of 20% of the width of the lot, provided that such a required yard need not exceed 30 feet.
(4) 
Except that building setback lines shall also observe the standards contained in Article XXV.
D. 
Maximum lot coverage for all buildings: 25%.
E. 
Maximum height: 40 feet.
