ARTICLE VIII
R-4 Single-Family Residential District
§ 285-8-1 Purpose.
The R-4 Single-Family Residential District is mapped in those parts of the Village most recently developed as residential neighborhoods, and in which areas the larger structures require this size lot in order to provide enough open space on the lot.
§ 285-8-2 Permitted uses.
Uses permitted in the R-1 Residential District.

Special uses permitted in the R-1 Residential District.
§ 285-8-4 Site and structure requirements for single-family dwellings.
A.
Minimum lot area: 15,000 square feet.
B.
Minimum lot width: 100 feet.
C.
Minimum yards:
(1)
Front: 35 feet.
(2)
Rear: 15% of the depth of the lot, provided that such a required yard shall not be less than 15 feet, and need not exceed 25 feet.
(3)
Side: There shall be a side yard on each side of a building of a minimum of 10% of the width of the lot, provided that such a required yard need not exceed 15 feet.
D.
Maximum lot coverage for all buildings: 30%.
