Ancillary single-family uses. Provided however, any property which has been condominiumized shall be entitled to a separate single-family use for each legal condominium on that parcel not to exceed the allowable density of the multifamily zone.

Wholesale and retail commercial uses to include outdoor storage;

Light manufacturing uses;

Automobile sales, service and repair;

Commercial parking lots;

Community or public park and recreational facilities;

Indoor entertainment and amusement facilities;

Outdoor storage;

Accessory buildings associated with the above uses;

Self-storage rental units;

Professional services; and

Cultural, religious, and health care facilities.

Public and private utility structures;

Equipment maintenance and repair performed outdoors;

Activities of a marijuana processor or marijuana producer after such activities have been duly licensed by the state of Washington pursuant to Chapter 314-55 WAC; and

Any use not expressly permitted in another zone or allowed by conditional use in another zone.

Front yards and side yards abutting rights-of-way and road easements shall be not less than five feet, exclusive of parking areas;

Side yards shall total not less than 15 feet. Exterior walls of buildings shall be constructed in accordance with the fire resistive requirements of the most recently adopted edition of the Uniform Building Code;

No rear yard shall be required providing that the rear wall is of fire resistant construction, pursuant to the Uniform Building Code, and has no windows or other openings; and

In addition to the above yard requirements, whenever a property which is zoned light industrial directly abuts a property which is zoned for residential use, there shall be installed along all property lines which abut property zoned for residential use a barrier designed to substantially mitigate sights and sounds.
