Residential Zone
The purpose of the multifamily residential zone is to provide for multifamily residential development allowing a maximum density of 14 units per acre and such other uses as may be compatible. (Ord. 1172 § 25, 2001)
Prohibited uses in a multifamily residential zone shall be as follows:
A. Use of any structure or building as a transient accommodation.
B. Two or more mobile homes or manufactured homes on a lot or parcel; without a conditional permit per FHMC 17.24.030.
C. Park model or recreational vehicle used as a dwelling unit or sleeping unit. (Ord. 1802 § 11, 2024)
Permitted uses in a multifamily residential zone shall be as follows:
A. Two-family dwellings;
B. Multifamily dwellings;
C. Townhouse dwellings;
D. Accessory uses and buildings structures normally incidental to the above permitted residential uses, except for accessory dwelling units;
E. Home occupations;
F. Community or public park and recreation facilities;
G. Cultural and religious facilities; and

Conditional uses in a multifamily residential zone shall be as follows:
A. Public and private utility structures;
B. Mobile home parks. (Ord. 1172 § 27, 2001)
Density in the multifamily residential zone shall be calculated as follows:
A. The maximum permitted density in a multifamily residential zone is 14 units per acre.
B. Fractional Dwelling Units. If the provisions of this chapter result in an allowable number of dwelling units which include a fractional unit, any fraction shall be rounded up to allow for one additional dwelling unit. (Ord. 1769 § 1, 2023; Ord. 1593 § 2, 2016; Ord. 1172 § 28, 2001)
The maximum lot area covered by structures in a multifamily residential zone shall not exceed 30 percent. (Ord. 1172 § 29, 2001)
Yards in a multifamily residential zone shall be as follows:
A. Front yards shall extend a minimum of 20 feet from the right-of-way;
B. Side yards shall total not less than 15 feet with no one side yard less than five; and
C. Rear yards shall extend a minimum of five feet from the rear property line. (Ord. 1172 § 30, 2001)
Access requirements for a multifamily residential zone shall be as defined in the street and storm drainage standards as defined in Chapter 12.02 FHMC. (Ord. 1172 § 31, 2001)
