- MAXIMUM HEIGHT RESTRICTIONS
Except as otherwise provided in this article, buildings shall not exceed the following height limitations:
(1)
Two stories or 35 feet in the C-2 district.
(2)
2½ stories or 35 feet in R-1 and R-2 districts.
(3)
25 stories or 300 feet in the C-1 district.
(4)
Six stories or 90 feet in the M district.

The maximum height restrictions of this article may be exceeded in the following instances:
(1)
A public building, church, temple, hospital, institution, or school may exceed the height limitations of this article in the amount of two feet for each foot that the building is set back from all yard lines established in this chapter, provided that total building height shall in no event exceed 70 feet.
(2)
Chimneys, church steeples, cooling towers, elevator bulkheads, fire towers, monuments, stacks, stage towers or scenery lofts, tanks, water towers, ornamental towers, spires, wireless towers, electric and telephone lines and poles, grain elevators, or necessary mechanical appurtenances, are exempt from the height regulations of this article.
(3)
Storage buildings are exempt from the story limitations provided in this article, but may not exceed the maximum height in feet.
(4)
In the C-2 and M districts, buildings may exceed the height limitations of this article in the amount of seven feet for each foot that the building is set back from all yard lines, provided that in no event shall the total floor area exceed two times the total lot area.

Those parts of existing buildings that violate height regulations of this article may be repaired and remodeled, but may not be reconstructed or structurally altered.
