CHAPTER 6

RESIDENTIAL DISTRICTS

9-6A-1: PURPOSE:

The R-1 residential district is intended to provide the area covered by this title with a low density residential district. (Ord. 158, 6-15-1978)

9-6A-2: PERMITTED USES:

Within the R-1 residential district, the following uses are permitted:
   Conversion of any existing building to a permitted use.
   Home occupations.
   One-family dwellings.
   Public parks and playgrounds. (Ord. 158, 6-15-1978)

9-6A-3: REGULATIONS AND STANDARDS:

The following regulations and standards shall apply to all dwellings:
   A.   Occupancy: Residential occupancy per dwelling unit shall be limited to one family and not more than two (2) roomers or boarders.
   B.   Location: Dwellings shall be located so as to abut a collector or minor street but may abut an arterial only if access to and from such street is provided by a merging feeder system.
   C.   Habitable Floor Area: The minimum habitable floor area per dwelling unit shall be one thousand one hundred (1,100) square feet.
   D.   Off Street Parking:
      1.   Each dwelling unit shall be provided with a minimum of two (2) off street parking spaces located on the same lot or tract of land as the dwelling served.
      2.   Such off street parking space shall total at least three hundred (300) square feet for each space required.
      3.   Not more than one such space within a private garage or private carport shall be rented or leased to a nonresident of the premises.
      4.   No such space shall be located less than thirty feet (30') from any front lot line and shall be located not less than fifteen feet (15') from any side or rear lot line.

   F.   Yards:
      1.   Front Yard:
         a.   Where the lot abuts an arterial as designated on the official zoning map, the front yard shall be a minimum of sixty feet (60') as measured from the nearest right of way line.
         b.   Where the lot abuts a collector street as designated on the official zoning map, the minimum depth of the front yard shall be thirty feet (30') from the nearest right of way line.
         c.   Where the lot abuts a minor street, the minimum depth of the front yard shall be thirty feet (30') from the nearest right of way line.
         d.   Where the lot abuts a collector or minor street with a right of way width of less than sixty feet (60'), the minimum depth of the front yard shall be sixty feet (60') from the centerline of such right of way.
         e.   Where twenty five percent (25%) or more of the lots within a block abut collector or minor streets and where occupied by main or principal structures prior to the effective date hereof, the setback line of the remaining vacant lots within such block shall be the average of the existing setbacks, except where the public health, safety, comfort, morals or welfare are endangered.
         f.   Where the lot abuts a stormwater or floodwater channel or basin as designated on the official zoning map or on the official map of the map, plat and subdivision ordinance, the minimum setback line shall be fifty feet (50') from the nearest shoreline or high water line.       2.   Side Yard: The minimum side yard width of each yard shall be fifteen feet (15') except that those lots of eighty feet (80') or less in width, measured at the front building setback line, shall have a minimum side yard width of ten feet (10'). No accessory buildings shall project into the required side yard space. (Ord. 740, 12-11-2014)
      3.   Rear Yard: The minimum rear yard depth shall be thirty feet (30'). Accessory buildings may be erected in a rear yard, provided they are located at least fifteen feet (15') from the rear lot or side lot line, and provided further, that the maximum lot coverage is not exceeded.
   G.   Building Height: Except as provided in subsection 9-4-6A of this title, no principal building shall exceed thirty feet (30') in height, and no accessory building shall exceed fifteen feet (15') in height. (Ord. 158, 6-15-1978)

9-6B-1: PURPOSE:

The R-2 residential district is intended to provide the area covered by this title with a medium density residential district. (Ord. 158, 6-15-1978)

9-6B-2: PERMITTED USES:

Within the R-2 residential district, the following uses are permitted:
   Conversion of any existing building to a permitted use.
   Four-family dwellings.
   Home occupations.
   One-family dwellings.
   Public parks and playgrounds.
   Three-family dwellings.
   Two-family dwellings. (Ord. 158, 6-15-1978)

9-6B-3: REGULATIONS AND STANDARDS:

The following regulations and standards shall apply to all dwellings:
   A.   Occupancy: Residential occupancy per dwelling unit shall be limited to one family and not more than two (2) roomers or boarders.
   B.   Location: Dwellings shall be located so as to abut a collector or minor street but may abut an arterial only if access to and from such street is provided by a merging feeder system.
   C.   Habitable Floor Area: The minimum habitable floor area per dwelling unit shall be nine hundred (900) square feet for single-family dwellings and seven hundred (700) square feet per dwelling unit for two-, three- and four-family dwelling units.
   D.   Off Street Parking:
      1.   Each dwelling unit shall be provided with a minimum of two (2) off street parking spaces located on the same lot or tract of land as the dwelling served; except, that for three- family dwellings and above, there shall be provided a minimum of two and one-half (21/2) off street parking spaces located on the same lot or tract of land as the dwelling served.       2.   Such off street parking space shall total at least three hundred (300) square feet for each space required.
      3.   Not more than one such space within a private garage shall be rented or leased to a nonresident of the premises.
      4.   No such space shall be located less than thirty feet (30') from any front lot line and shall be located not less than fifteen feet (15') from any side or rear lot line. For three- and four-family dwellings, all parking shall be located behind the buildings.
   E.   Minimum Lot Size: The minimum lot sizes shall be as shown in the following table:

Maximum building coverage shall be 30 percent.
   F.   Yards:
