A building or a group of buildings may be erected, altered or used and a lot or premises may be occupied or used for only those uses permitted in § 230-51, except any cemetery use shall be made only as an accessory use to a church structure and shall be no larger than five acres in area and a minimum of 100 feet from all property lines.

Two-family dwellings, i.e., duplexes, may be permitted if all dimensional requirements, including, but not limited to, minimum lot widths and yard requirements can be maintained and adequate provision is made for off-street parking, as detailed in Article V.

Municipal buildings.

No-impact home-based businesses in accordance with the standards set forth in § 230-23.

Lot area and width. A lot must be served by both an approved sanitary sewage system and an approved public water supply and shall have an area of not less than 10,000 square feet and a lot width of not less than 60 feet at the building line shall be provided for every principal building hereafter erected or used for any use permitted in this district.

Building coverage. Not more than 20% of the area of each lot shall be occupied by buildings.

Front yard. There shall be a front yard on each street on which the lot abuts, the depth of which shall be at least 30 feet.

Side yards. For any building or use there shall be two side yards not less than 25 feet in aggregate width and neither less than 10 feet in width.

Rear yard. There shall be a rear yard the depth of which shall be at least 25 feet.

Height regulations. The height of any building shall not exceed 35 feet and the height of any accessory structures or buildings shall not exceed one story in height and in no event greater than 14 feet.

Density. The maximum achievable number of lots on a parcel shall be calculated through the environmental resource protection density determination contained in § 230-49B.

Lot coverage. No more than 50% of the lot area may be covered by buildings, parking lots, vehicular accessways, or impervious material.
