DISTRICT C-O, OFFICE DISTRICT
The C-O District is intended to provide office locations that serve neighborhood or community needs. The District allows for substantial office development, and permits very selective commercial uses which support office development and are part of a mixed use workplace environment. Site development regulations are designed to ensure compatibility with adjacent or nearby residential development. C-O Districts are most appropriately found along major or minor arterials, at the edge of residential areas, or in districts such as medical centers where supporting office development is necessary and appropriate. The C-O District permits multi-family development, providing housing in compatible densities to support office use.
Note 1: Flexible Yard Setbacks in Planned Districts
The Planning Commission and City Council may vary required minimum setbacks in planned districts. However, the setback from the front facade of a garage to any public or private street right-of-way, including the boundary of sidewalks, must be at least twenty (20) feet.
Note 2: Flexible Floor Area Ratios in Planned Districts
The Planning Commission and City Council may increase the maximum Floor Area Ratio for a development in a planned district.
