- I-1 LIGHT INDUSTRIAL DISTRICT
The I-1 district is designed to accommodate light industrial, wholesaling and manufacturing operations.

There are no permitted Uses in the I-1 district.

The following Uses are permitted by Special Review in the I-1 district:
(1)
Any manufacturing or fabricating Use from which no volume of sound, vibration, smoke, fumes, gas, noxious odor, light, heat, glare of radio transmission is disseminated beyond the property lines of the proposed Use;
(2)
Auto body shops;
(3)
Fuel storage;
(4)
General and special contractors' yards, offices and warehousing;
(5)
Heating, plumbing, and electrical contractor shops and offices;
(6)
Laundry, cleaning and dyeing shops;
(7)
Lumber and building material sales;
(8)
Public utility offices and equipment yards;
(9)
Radio and television transmitters;
(10)
Sign painting;
(11)
Upholstering shops;
(12)
Warehousing.

There is no minimum site area requirement in the I-1 district, provided that conditions of parking and yard requirements are met.

The minimum front, side and rear yards in the I-1 district are:
(1)
50 feet from any residential district boundary.
(2)
25 feet from any commercial district boundary.

The maximum Building Height in the I-1 district shall be 35 feet.

(a)
The following Signs are permitted in the I-1 district:
(1)
Signs advertising the property for sale, rent, or lease not to exceed ten square feet each;
(2)
Signs identifying the property, its occupants and its property Use which are located entirely on the owner's property and which do not extend more than three feet above the roofline of the structure.
(b)
Permitted Signs may be illuminated; however, no flashing or blinking Signs shall be permitted.

In the I-1 district, one parking space of 200 square feet (exclusive of driveways and maneuvering space) shall be provided for each 400 square feet of gross floor area for all Uses.
