- R-3 URBAN RESIDENTIAL DISTRICT
The R-3 district is designed to accommodate higher density development and provide for a greater diversity of residential accommodations than the R-2 Urban Residential District.

The following are permitted Uses in the R-3 district:
(1)
Single-Family Dwelling Units;
(2)
Two-Family dwellings;
(3)
Three- to ten-Family dwellings;
(4)
Mobile Homes but only if located south of Ambassador Thompson Boulevard and east of Bent Avenue. Mobile Homes must contain a minimum of 720 square feet of floor space, be placed on an engineered and secured foundation, tied down and skirted. The applicant must own the Lot, hook up to City utilities and be required to retain a building permit;
(5)
Mobile Home subdivisions and parks;
(6)
Schools and churches;
(7)
Public parks and open spaces;
(8)
Public buildings and utility installations;
(9)
Nursing homes, Hospitals and medical Clinics;
(10)
Manufactured Homes.

The following Uses are permitted by Special Review in the R-3 district:
(1)
Home Occupations.

The following are minimum site area requirements for the R-3 district:
(1)
Single-Family dwelling: 7,000 square feet;
(2)
Two-Family dwellings: 4,375 square feet per unit;
(3)
Three- to ten-Family dwellings: 3,500 square feet per unit;
(4)
Mobile Homes on single Lots: 7,000 square feet;
(5)
Mobile Home subdivisions and parks: 14,000 square feet;
(6)
All other Uses: 7,000 square feet.

The minimum front yard in the R-3 district shall be 25 feet.

The minimum rear yard in the R-3 district shall be 25 feet for residences and five feet for outbuildings.

The minimum side yard in the R-3 district shall be 7½ feet.

The maximum Building Height in the R-3 district shall be 35 feet.

The following are permitted Signs in the R-3 district:
(1)
One Sign advertising the property for sale, rent or lease, not to exceed ten square feet;
(2)
One Sign mounted flush with a building and not extending above the roofline identifying the property, its occupants and its Use, not to exceed four square feet.

In the R-3 district, two parking spaces of 180 square feet (exclusive of drives and maneuvering space) shall be provided for each occupancy unit.
