Agricultural implement sales.
Bed and breakfast establishments which shall meet all of the following requirements:
A. Must be the full time dwelling/residence of the owner.
B. The owner must be a natural person as opposed to a corporation or other legal entity.
C. Must operate for more than ten (10) nights during a twelve (12) month period.
D. The maximum stay for any guest shall be thirty (30) days in any one calendar year.
E. No cooking facilities shall be permitted in any of the rented guestrooms.
F. All requirements of the LaSalle County health department shall be satisfied.
G. In addition to the parking requirements for a single- family detached dwelling, shall provide one additional space for each guestroom, and such off street parking shall not be located in any required yard.
H. Only one sign shall be permitted for each bed and breakfast establishment with a maximum size of sixteen (16) square feet and allowed to be double sided, and any illumination shall be external only.
I. A guestroom shall be a sleeping room intended to serve no more than two (2) guests per night.
J. Accommodations shall be provided in guestrooms only.
K. Guestrooms shall be located in the principle residential structure; however, a maximum of three (3) detached guestrooms may be allowed, but the total number of guestrooms shall not exceed five (5). Such detached structure shall consist of a sleeping room and private bath but no kitchen or other facilities, and shall be allowed only upon a showing of a unique and compelling reason and only if such detached units are architecturally and aesthetically compatible.
L. Shall be allowed only in the rural district and only upon the issuance of a conditional use permit.
M. Smoke detectors directly wired into the electrical system shall be installed in each guestroom and in the hallway or corridor on each floor of the residential structure.
N. In addition, a fully charged fire extinguisher shall be prominently displayed in an accessible location.
O. The owner/operator shall submit a report to the zoning administrator stating that the bed and breakfast establishment complies with state and county public health regulations.
P. Shall have a minimum of two (2) exits.
Q. Each owner/operator shall keep a current guest register, including names, permanent addresses, dates of occupancy, and motor vehicle license numbers of all guests.
R. Breakfast may be provided only to overnight guests.
S. Any application for a conditional use permit shall include, in addition to all other documents and information required, floor plans, drawn to scale, accurately showing the guestrooms in relation to the rest of the dwelling.
T. By January 31 of each year after commencement of the bed and breakfast operation, the owner/resident shall file an affidavit with the zoning administrator that the property complies with subsections A through S above. A violation of this provision by an owner/operator may result in a suspension, revocation or nonrenewal.
U. Shall not be permitted whenever the operation thereof endangers, offends, or interferes with the safety and rights of others so as to constitute a public nuisance.
Churches and other places of formal worship.
Clubs or lodges, private; but not those which have as their chief activity a service customarily carried on as a business.
Golf courses, regulation size.
Home occupations (see section
11-10-2 of this title).
Horse, one per acre or portion thereof, but in no event more than a total of four (4) horses on any single lot; provided, that such horses shall be used only for personal recreational use.
