§ 10 R2

SINGLE-FAMILY RESIDENTIAL MEDIUM DENSITY.

A. 
PURPOSE. This district is the predominant single-family housing district in the city unless otherwise specified or requested, all residentially suited areas presently undeveloped should be zoned in this district. Development in the R2 district is limited primarily to single-family dwellings and certain community and recreational facilities to serve residents and the district.
B. 
USES PERMITTED. The following uses shall be permitted:
(1) 
One-family dwellings, detached.
(2) 
Parks and playgrounds.
(3) 
Athletic fields and playfields, noncommercial, including stadiums and grandstands.
C. 
CONDITIONAL USES. In addition to all conditional uses allowed in the R1 District, the following conditional uses may be allowed in the R2 District, subject to the provisions of Section 6, and the distances specified in this subsection shall prevail unless they are modified by the board of adjustment in accordance with the provisions of Section 6.
(1) 
Public utility and public services uses as follows:
(a) 
Electric substations.
(b) 
Gas odorizing stations and gate stations.
(c) 
Railroad right-of-way, but not including railroad yards and shops, freight and service buildings, or right-of-way for switch, lead, spur or team tracks.
(d) 
Telephone exchanges and telephone transmission equipment buildings.
(e) 
Privately owned water pumping stations and water reservoirs.
(2) 
College and universities, provided that the zoning lot shall be not less than forty (40) acres.
(3) 
Churches, parish houses, convents.
(4) 
Public and private schools.
D. 
AREA; YARD; HEIGHT; AND LOT COVERAGE REQUIREMENTS. The requirements regulating the minimum lot size, minimum yard sizes (front, side, and rear), maximum building height (stories and feet), and maximum percent of lot coverage by buildings, as pertains to this district, shall conform with the provisions of Section 18, “Schedule of District Regulations” [sic] and other applicable provisions of Section 18 “Supplementary District Regulations.”
