Waterfront Business Districts

§ 315-5.1 Purpose of Waterfront Business Districts.

The purpose of the Waterfront Business Districts is to provide for the use of defined areas located on navigable waters for commercial activities related to pleasure boating and commercial sport fishing.

§ 315-5.2 Uses permitted in Waterfront Business Districts.

All uses in the Waterfront Business District except family dwelling units are subject to the site plan review requirements of Article 11, unless waived by the Commission or its designated enforcement officer.
A. 
Family dwelling units and yacht clubs.
B. 
A dock, wharf, slip, basin, marina or similar landing for pleasure boats or for vessels engaged in sport fishery or shellfishery.
C. 
A yard for building, storing, repairing, servicing, selling or chartering boats.
D. 
A sail loft or ship chandlery, including the sale of marine equipment, engines and supplies.
E. 
Accessory uses customarily incidental to a permitted use, including the dispensing of fuels and lubricants to boats only.

§ 315-5.3 Signs.

Signs in this district shall conform to the requirements prescribed in Article 22 of these regulations.

A. 
*Front yard minimum setback distance shall be 40 feet and side yards shall be 20 feet each, except that within this district docks are not required to meet the side yard setback. The rear yard minimum setback distance shall be 30 feet except when the provisions of § 315-14.2 require a greater setback distance.

§ 315-5.5 Special flood hazard areas.

All areas of this district which lie within the area of special flood hazard or within a floodway shall be subject to the flood management standards of Article 15.
