ARTICLE XXI

Landscape Buffers

§ 65-100 Situations requiring buffers.

A. 
A planted landscape buffer shall be provided and maintained by the owner or lessee of a nonresidential property to screen and protect a residentially used or zoned property which is contiguous, abutting, adjacent or separated from the property in question by a street, road, stream, easement or right-of-way, not exceeding 100 feet in width, property line to property line, except where natural or physical barriers exist. In addition, a buffer shall also be created by a multifamily project along property used residentially or zoned residentially in all cases or incidences where employment of the aforesaid criteria would require such a buffer.

B. 
This landscaped buffer shall be developed in accordance with all of the requirements of the Mansfield Township Code Chapter 60A, Trees, Shrubbery and Landscaping.

§ 65-101 Standards.

A. 
The width of all landscaped buffers shall not be less than 20 feet.
B. 
At the discretion of the Consolidated Land Use Board of Mansfield Township, the use of a suitable fence or wall for small lots, with possible reduction of width requirements, may be approved in lieu of the required landscape buffer.
