17.36 Zoning

Districts

17.36.010 Establishment Of Zoning Districts

For the purposes of this title, Manti City is divided into the following listed zoning districts:

A. R, Residential district

B. C-1, Downtown Commercial district

C. C-2, North Gateway Commercial district

D. C-3, South Gateway Commercial district

E. I, Industrial/Manufacturing district


ZONING MAP DESIGNATIONS

C-1 Downtown Commercial Zone

Includes all land area between 100 East and 100 West Streets, and 300 North and 200 South Streets.

C-2 North Gateway Commercial Zone

Includes all land area east and west of Highway 89 for a distance of 500 feet, bounded on the south by Johnson Road (850 North), then north to the city boundary; and

C-3 South Gateway Commercial Zone

Includes all land area north and south of Highway 89 for a distance of 200 feet, bounded on the east by 100 West Street, then southwest to the city boundary.

17.36.020 Filing Of Ordinance And Map

The office copy of the city zoning ordinance and zoning map shall be filed in the custody of the city clerk and may be examined by the public subject to the reasonable regulations by the clerk.

17.36.030 Rules For Locating Boundaries

Where uncertainty exists as to the boundary of any district, the following rules shall apply:

  1. Wherever the district boundary is indicated as being approximately upon the center line of a street, alley, or block, or along a property line, then, unless otherwise definitely indicated on the map, the center line of such street, alley, block or such property line, shall be construed to be the boundary of such district.
  2. Whenever such boundary line of such district is indicated as being approximately at the line of any river, irrigation canal, or other waterway, or railroad right-of-way, or public park or other public land, or any section line, then in such case the center of such stream, canal or waterway, or of such railroad right-of-way, or the boundary line of such public land or such section line shall be deemed to be the boundary of such district.
  3. Where such district boundary lines cannot be determined by the above rules, their location may be found by the use of the scale appearing on the map.
  4. Where the application of the above rules does not clarify the district boundary location, the board of adjustment shall interpret the map.
