CHAPTER 1143

R-2 One and Two Family Residence District

1143.01 PERMITTED AND ACCESSORY USES.

   The following regulations and the regulations contained in Chapter 1137 shall apply in R-2 One and Two Family Residence Districts:
   (a)   Principal Permitted Uses.
      (1)   One and Two Family Dwellings.
      (2)   Alterations and conversions of single-family dwellings into two family dwellings in accordance with the lot area, frontage and yard requirements, as set forth in this chapter.
      (3)   Any use or structure permitted and as regulated in an R-1 District except as hereafter modified.
   (b)   Accessory Uses. Accessory uses and structures as permitted and as regulated in R-1 Districts.

1143.02 HEIGHT RESTRICTIONS.

   Same as specified in R-1 Districts. (Ord. 11-71. Passed 5-25-71.)

1143.03 LOT AREA, FRONTAGE AND YARD REQUIREMENTS.

   (a)   Minimum requirements are as follows:

   (b)   A minimum 1200 square feet of living area and construction of at least a one car garage. (Ord. 24-01. Passed 8-28-01.)
 
   (c)   Minimum Foundation Requirements.
      (1)   Foundation walls to be minimum of 8" thick except 12" block will be required on foundation wall subject to pressures greater than expected by ordinary back fill (i.e., hillsides, high water table etc.)
      (2)   All 8"foundation footers shall be 16" wide and 8" thick.
      (3)   Footers under 12" walk to be 20" wide by 8" deep.
      (4)   All footers must be below frost level at exposed evaluation (three foot).
      (5)   There shall be a minimum of eleven (11) courses of block on all required foundations including both 8" block and 12" block walls.
   Individuals of builders where zoning application is denied by the Zoning Inspector due to failure to meet said requirements may file an application for a building variance which will be heard by the Board of Zoning Appeals in accordance with Village Zoning variance procedures.
