INDUSTRY AND TRANSPORTATION, WAREHOUSING, COMMERCIAL DISTRICTS

10-7A-1: INTENT:

This district is intended to provide for light manufacturing, light processing, warehousing and service uses. This district includes supportive commercial uses for industrial uses. (Ord. 2408, 10-1-2012)

10-7A-2: PERMITTED USES:

Agricultural sales and service.
Alcohol sales (on- and off-sale).
Animal boarding.
Animal hospital, clinic.
Animal shelter.
Assembling and packaging.

Automotive, dealership and trailer, sales, repair and rental.
Automotive detailing shop.
Automotive parts sales.
Automotive storage.
Bakeries.
Beverage bottling plant.
Boat sales.
Bowling alley.
Brewpub (microbrewery).
Business services.

Car wash, industrial and self-service.

Agricultural product processing.
Batching plant.
Childcare/preschool.
Crematorium.
Dwellings necessarily accessory to permitted uses.
Grain terminal (elevator).
Large wind energy systems.
Livestock market (auction/sale barn).
Medium manufacturing.
Off premises signs over three hundred (300) square feet to a maximum of six hundred (600) square feet of sign area.
Processing facility.
Radio or television transmission, relay, telecommunication, and other commercially used towers, which are more than one hundred feet (100') in tower height.

Notes:
    1.    Structures may cover all of the zoning lot, except for required yards and parking and loading spaces and applicable landscaping requirements set forth in this code.
    2.    Telecommunication towers 100 feet in tower height or under are permitted. Telecommunication towers over 100 feet require a conditional use permit.
   A.   Accessory Buildings:
      1.   An accessory building shall not be permitted in any required front yard and no separate accessory building shall be erected within three feet (3') of any principal building's line.
      2.   Accessory buildings shall be at least three feet (3') from zoning lot lines of adjoining lots, footage to be measured from the overhang building line.
      3.   On a corner lot they shall conform to the setback requirements on the side street, except in the case of an accessory structure door parallel to the alley, the minimum yard requirement setback shall not be less than sixteen feet (16'). (Ord. 2408, 10-1-2012)

10-7B-1: INTENT:

This district is intended to provide for heavier industrial uses that may create a degree of nuisance which may not be compatible with residential, light commercial, and other nonindustrial uses. All uses in this district shall comply with federal, state and local regulations regarding noises, emissions, dust, odor, glare, vibration or heat when applicable. Uses with a higher potential of nuisance issues will require additional review by the governing authority. (Ord. 2408, 10-1-2012)

All lawful uses are permitted in this district except the following prohibited and conditional uses. (Ord. 2408, 10-1-2012)

All types of residential structures.
Educational institutions.
Public parks and playgrounds.

10-7B-4: CONDITIONAL USES:

Agricultural processing facilities.
Crematorium.
Distillation facilities.
Extraction of minerals.
Grain terminal.
Heavy manufacturing.
Junkyards or auto wrecking yards.
Large wind energy conversion systems.
Livestock auction (sales barns).
Manufacturing of explosives, glue, acid, fertilizer, rubber, chemicals.
Off premises signs over three hundred (300) square feet to a maximum of six hundred (600) square feet of sign area.
Quarry.
Refining.
Rendering operations.
Sanitary landfill.
Sewage treatment.
