ARTICLE XXXVI
Two-Family Residential Overlay District
§ 230-273 Purpose.
The goal of the Two-Family Residential Overlay District is to allow developers to have the option of developing, or redeveloping, designated lots for two-family dwellings, while also retaining the developers' option to develop, or redevelop, in accordance with the underlying zone district. As such, the Two-Family Residential Overlay District designation does not replace the underlying land use designation for these parcels, nor does it replace any other overlay designations imposed on these parcels; it merely supplements it.
§ 230-274 Permitted uses.
The uses set forth below shall be permitted as a development alternative to the underlying zoned uses allowed by this chapter; but shall not replace the underlying zoning district.
§ 230-275 Development standards.
A.
Area and bulk requirements.
(1)
The area and bulk requirements for the two-family dwellings permitted in the Two-Family Residential Overlay District are as follows:
(a)
The minimum lot area shall be 40,000 square feet.
(b)
The lot shall have frontage on Route 202/Main Road; such frontage shall be minimally 100 feet.
(c)
All requirements applicable to one-family dwellings in the R-20A Residential District and the Critical Water Resources (CWR) Restricted Area Overlay District, as set forth in Schedule D, Schedule of Area and Bulk Requirements,[1] shall be complied with, except for minimum lot area, which shall be subject to Subsection A(1)(a) above.

(2)
The area and bulk regulations of the underlying zoning district shall remain in full force and effect for development devoted exclusively to uses permitted in the underlying zoning district.
B.
CWR District requirements. Development in any portion of the Two-Family Residential Overlay District shall adhere to the Township regulations relating to the Critical Water Resources (CWR) Restricted Area Overlay District, including § 230-141, Development standards in Critical Water Resources (CWR) Overlay Districts.
C.
Historic preservation requirements. Development in any portion of the Two-Family Residential Overlay District that is also situated within the Morris Canal in Montville Historic Overlay District shall adhere to the Township regulations relating to historic preservation, including Chapter 8, Article V, Historic Preservation Review Commission, and Article XXV, Historic Districts and Historic Sites, of this chapter.
