ZONING DISTRICTS

AND MAP

§ 160.070 DISTRICTS ESTABLISHED.

   The following zoning classifications are hereby established within the city:
   (A)   Residential districts:
      (1)   R-1, Single-Family Residential District;
      (2)   R-2, Single- and Two-Family Residential District;
      (3)   R-3, Medium Density Residential District;
      (4)   R-4, High Density Residential District; and
      (5)   R-5, Mobile Home District.
   (B)   Business districts:
      (1)   B-1, Neighborhood Business District;
      (2)   B-2, Limited Business District;
      (3)   B-3, Highway Business District; and
      (4)   B-4, Regional Business District.
   (C)   Industrial district: I-1, Industrial District; and
   (D)   Special districts:
      (1)   CRP, Conservancy, Recreation and Preservation District;
      (2)   PS, Pawn Shop Overlay District; and
      (3)   PUD, Planned Unit Development District.

§ 160.071 ZONING MAP.

   The location and boundaries of the districts established by this chapter are hereby set forth on the zoning map entitled “Zoning Map of Mounds View”, as amended from time to time. The map is on file with the City Administrator, and is hereinafter referred to as the “zoning map”, which map and all of the notations, references and other information shown thereon shall have the same force and effect as if fully set forth herein and is hereby made a part of this chapter by reference.

§ 160.072 ANNEXATIONS.

   Annexed territory shall be in the R-1 District unless special action is taken to place it in another district.

§ 160.073 DISTRICT BOUNDARIES.

   Zoning district boundary lines of this chapter follow lot lines, railroad right-of-way lines, the center of watercourses of the corporate limit lines, all as they exist upon the effective date hereof.
   (A)   Appeals and questions. Appeals and questions of doubt concerning the exact location of a zoning district boundary line shall be heard by the Planning Commission serving as the Board of Adjustment and Appeals.
   (B)   Vacated streets and alleys. When any street, alley or other public right-of-way is vacated by official action of the city, the zoning district abutting the centerline of the alley or other public right-of-way shall not be affected by the proceeding.
