Primary Intended Use. This zoning district is limited to hospitals and parking.
Prohibited Use. Correctional institutions, or institutions exclusively for the treatment of mental disorders or chemical or alcohol dependency are prohibited, as is any use other than those uses listed in Section 1012(a).
Required Conditions. The following requirements must be complied with in the H Hospital Zone.
Height. No building shall exceed three (3) stories or thirty five (35) feet in height, whichever is the lesser.
There shall be a front yard on one hundred seventy five (175) feet and there shall be no further encroachment into the front yard than the line of the existing building. At grade parking shall be permitted in the front yard provided the impervious surface therefore does not exceed twenty five (25%) percent of the total front yard area.
Side Yard. There shall be a side yard on the South (Knightsbridge Road) side of the building which averages not less than 125 feet, and on the North side of the building which averages no less than 100 feet. Included in each of these side yards is a buffer area measuring forty (40) feet from the property line. Measurement of the average side yard setback shall be taken at 10 foot intervals along the side lot line measured perpendicular to the side lot line to the nearest point of the building. The resulting distances shall be averaged. Off-street parking as set forth in Section 914(b), as amended for the H Zone, is permitted in the side yards, outside the required buffer area, except that structured parking shall be considered part of the building for purposes of measuring side yard setbacks.
Rear Yard. There shall be a rear yard of not less than forty (40) feet. Off-street parking as set forth in Section 914(b), as amended for the H Zone, is permitted in the rear yard, outside the required buffer area, except that structured parking shall be considered part of the building for purposes of measuring rear yard setbacks.
Lot Area. It is the intent of this Ordinance not to permit any subdivision of lots within this zone, retaining the existing lot pattern as the maximum allowable lot area.
Maximum Building Size. The maximum building ground projection area for all buildings on a lot shall not exceed twenty five percent (25%) of the lot area, with structured parking counted toward building ground projection area.
Maximum Lot Coverage. Lot coverage shall not exceed fifty five (55%) percent of the lot area.
Maximum Floor Area Ratio: The floor area ratio shall not exceed thirty eight (38%) percent of the lot area. The floor area of all buildings and structures, including parking structures, shall be included in the calculation, and said floor area shall be certified by a licensed architect or engineer.
Buffer Area. Wherever a lot within the H Zone abuts any residence zone, there shall be provided within said H Zone lot, a buffer strip area of at least forty (40) feet in width which shall include evergreen shrubbery and a row of twelve foot shade trees planted not more than fifteen (15) feet apart, and a six foot woven cedar fence or other screening fence as approved by the Planning Board to prevent visibility. The finished side of the fence shall face the residential zone, and such fence shall be situated within the buffer area near the common boundary line. The buffer area shall be used for no other purpose than as above regulated.
