Primary Intended Use. The uses permitted in this zoning district are business, executive, professional or research offices or laboratories. The intensity of operations should not exceed the limitations imposed by the performance standards set forth in Section 1013(d).
Prohibited Use. Any use other than those uses permitted by Section 1014(a) above is prohibited. In addition, every use which is prohibited in Section 1013(b) and including the uses prohibited in Sections 1011 (b) (7) and (9) are prohibited in the O-B zone.
Required Conditions. The following requirements must be complied with in the O-B Building District:
Height. No building shall exceed a maximum of two (2) stories or thirty five (35) feet in height, whichever is the lesser.
Front Yard. There shall be a front yard of not less than fifty (50) feet.
There shall be a side yard on each of the principal buildings of not less than twenty five (25) feet, except that no building shall be constructed which is nearer than fifty (50) feet to any residence zoning district boundary line. Off-street parking as required in Section 914 (b) is permitted in the side yards, outside the required buffer area.
Rear Yard. There shall be a rear yard of not less than fifty (50) feet. Off-street parking as required in Section 914(b) is permitted in the rear yard, outside the required buffer area.
Minimum Lot Area. Each lot shall have a minimum lot area of thirty thousand (30,000) square feet with a minimum lot width of one hundred fifty (150) feet. The minimum lot width on Route 22 shall be two hundred (200) feet. The minimum lot area shall be adjusted in accordance with the Critical Area provisions set forth in Section 1003(z) of this Ordinance.
Maximum and Minimum Building Size. The maximum building ground projection area for all buildings on a lot shall not exceed twenty five per cent (25%) of the lot area, adjusted in accordance with the Critical Area provisions set forth in Section 1003(z) of this Ordinance; provided, however, the principle building shall contain a minimum ground floor area of not less than six thousand (6,000) square feet.
Maximum Lot Coverage. Lot coverage shall not exceed sixty five percent (65%) of lot area, adjusted in accordance with the Critical Area provisions set forth in Section 1003(z) of this Ordinance.
Buffer Area. Wherever a lot within the O-B zone abuts any residence zone, there shall be provided within said O-B zone lot a buffer strip area of at least thirty (30) feet in width, which shall include evergreen shrubbery and a row of twelve foot shade trees planted not more than fifteen (15) feet apart, and a six foot woven cedar fence or other screening fence as approved by the Planning Board to prevent visibility. The finished side of the fence shall face the residential zone, and such fence shall be situated within the buffer area near the common boundary line. This buffer area shall be used for no other purpose than as above regulated.
Performance Standards. Before issuance of any building or occupancy permit for any use in the O-B zone, all the regulations set forth in Section 1013 (d) must be complied with.
Nonconforming Uses and Exemptions In The O-B Zone.

Any undeveloped lot within any area zoned by this Ordinance as an O-B zone which has a lot area of less than thirty thousand (30,000) square feet or a lot width of less than one hundred fifty (150) feet is a nonconforming lot and as such may be developed as a residential use provided all of the requirements for construction in the R-2 Residential Zone are complied with.
