ARTICLE VIII

GARAGES, ACCESSORY BUILDINGS AND USES

Sec. 26-464.- Intent.

It is recognized that residents may need private garages to store vehicles as well as needing small storage sheds. Some may also desire other uses that are strictly incidental to their residence. It is the purpose of this section to allow these buildings and uses as long as aesthetics and open space are not compromised.

Sec. 26-465. - Principal building.

No garage, accessory building or use shall be allowed on a lot without a principal building.

Sec. 26-466. - Height.

Unless otherwise herein specified, no detached accessory building or use shall exceed a maximum wall height of ten feet on no more than two elevations and a maximum overall height of 15 feet. In addition, no detached garage shall exceed a maximum wall height of ten feet on no more than two elevations and a maximum overall height of 20 feet.

Roof dormers on accessory buildings and detached garages shall be limited in size to no more than ⅓ of the main roof's length.

Sec. 26-467. - Size.

No detached garages for one- and two-family use shall exceed 816 square feet in gross area. Gazebos shall not exceed 300 square feet in gross area. Other accessory buildings shall not exceed 200 square feet in gross area.

Sec. 26-468. - Density.

Detached garages, accessory buildings and allowed accessory uses shall not occupy more than 30 percent of the area of any rear yard and side yard.
