M-1 MOBILE

HOME RESIDENTIAL DISTRICT

§ 153.055 PURPOSE.

   The Mobile Home Residential District is hereby established to provide, at suitable locations, areas where mobile home residential development is desired.

§ 153.056 PRINCIPAL PERMITTED USES.

   Principal permitted uses include the following:
   (A)   Adult family home;
   (B)   Adult group home;
   (C)   Apartment building;
   (D)   Boarding or rooming house;
   (E)   Family home;
   (F)   Foster family home;
   (G)   Foster home;
   (H)   Manufactured home;
   (I)   Mobile home;
   (J)   Permanently sited manufactured homes and industrialized units, either single-family or multi-family;
   (K)   Public park, playground or playing field;
   (L)   Public service facility;
   (M)   Supported living home;
   (N)   Townhouses;
   (O)   Two-family dwelling;
   (P)   Type B family day-care home; and
   (Q)   Accessory use.

§ 153.057 CONDITIONAL USES REQUIRING APPROVAL FROM THE BOARD OF ZONING APPEALS.

   Conditional uses requiring approval from the Board of Zoning Appeals include the following:
   (A)   Child day camp;
   (B)   Child day-care center;
   (C)   Church or place of religious worship;
   (D)   Community residential facility;
   (E)   Group home;
   (F)   Home occupation (see § 153.123);
   (G)   Neighborhood business;
   (H)   Parking lot; and
   (I)   Type A family day-care home.

§ 153.058 DEVELOPMENT STANDARDS.

   All lots and principal buildings shall conform to the standards of O.A.C. Chapter 4781-12, “Mobile Home Parks”.

§ 153.059 ACCESSORY STRUCTURES.

   Accessory structures must be located more than five feet from any property line, and may not be located within a required front yard. Detached accessory structures may not occupy more than 10% of the lot.
