I-1 GENERAL

INDUSTRIAL DISTRICT

§ 153.100 PURPOSE.

   The General Industrial District is hereby established to provide suitable areas for more intensive industrial development.

§ 153.101 PRINCIPAL PERMITTED USES.

   Principal permitted uses include the following:
   (A)   Agriculture and agricultural service;
   (B)   Amusement arcade;
   (C)   Business, retail and service;
   (D)   Entertainment facility;
   (E)   Highway business and service;
   (F)   Industrial use;
   (G)   Parking lot;
   (H)   Professional service;
   (I)   Public service;
   (J)   Replacement of existing trailers, mobile homes manufactured homes and industrialized units in accordance with § 153.179; and
   (K)   Accessory building.

§ 153.102 CONDITIONAL USES REQUIRING APPROVAL FROM THE BOARD OF ZONING APPEALS.

   Conditional uses requiring approval from the Board of Zoning Appeals include the following:
   (A)   Adult family home;
   (B)   Adult group home;
   (C)   Apartment building;
   (E)   Child day camp;
   (F)   Child day-care center;
   (G)   Church and place of religious worship;
   (H)   Community residential facility;
   (I)   Family home;
   (J)   Foster family home;
   (K)   Foster home;
   (L)   Group home;
   (M)   Mineral processing and storage;
   (N)   Nursing home;
   (O)   Permanently sited manufactured home;
   (P)   Industrialized units, either single-family or multi-family, except in the Historic District, as defined in § 153.004, where they are prohibited;
   (Q)   Rooming house;
   (R)   Single-family dwelling;
   (S)   Supported living home;
   (T)   Townhouses;
   (U)   Two-family dwelling;
   (V)   Type A family day-care home; and
   (W)   Type B family day-care home.

§ 153.103 DEVELOPMENT STANDARDS.

   All lots, principal buildings, outdoor storage buildings and garages shall meet the following development standards as set forth by the Zoning Officer: the Zoning Officer shall determine the minimum lot frontage and lot size, minimum front yard, rear yard and side yard, by taking the average frontage, size, front, rear and side setbacks of the lots on the street where the development is to take place. No buildings shall exceed over 45 feet in height.

§ 153.104 SITE PLAN REVIEW REQUIREMENTS.

   Before the issuance of any zoning certificate for any development that includes the construction of any parking area involving five or more spaces, a site plan shall be submitted and approved by the Zoning Officer.
