C-2 HIGHWAY

COMMERCIAL DISTRICT

§ 153.085 PURPOSE.

   The Highway Commercial District is hereby established to encourage compatible commercial development in certain areas along major thoroughfares.

§ 153.086 PRINCIPAL PERMITTED USES.

   Principal permitted uses include the following:
   (A)   Bar or lounge;
   (B)   Barber/beauty shop;
   (C)   Business, retail and service;
   (D)   Church or place of religious worship;
   (E)   Club;
   (F)   Commercial recreation facility;
   (G)   Entertainment facility;
   (H)   Funeral home;
   (I)   Highway business and service;
   (J)   Professional service;
   (K)   Public service;
   (L)   Repair garage;
   (M)   Public use;
   (N)   Replacement of existing trailers, mobile homes, manufactured homes and industrialized units in accordance with § 153.179;
   (O)   Restaurant;
   (P)   Service station; and
   (Q)   Accessory use

§ 153.087 CONDITIONAL USES REQUIRING APPROVAL FROM THE BOARD OF ZONING APPEALS.

   Conditional uses requiring approval from the Board of Zoning Appeals include the following:
   (A)   Adult family home;
   (B)   Adult group home;
   (C)   Amusement arcade;
   (D)   Apartment building;
   (E)   Child day camp;
   (F)   Child day-care center;
   (G)   Church or place of religious worship;
   (H)   Community residential facility;
   (I)   Family home;
   (J)   Foster family home;
   (K)   Foster home;
   (L)   Group home;
   (M)   Mineral processing and storage;
   (N)   Nursing home;
   (O)   Permanently sited manufactured homes and industrialized units, either single-family or multi-family, except in the Historic District, as defined in § 153.004, where they are prohibited;
   (P)   Rooming house;
   (Q)   Single-family dwelling;
   (R)   Supported living home;
   (S)   Townhouses;
   (T)   Two-family dwelling;
   (U)   Type A family day-care home; and
   (V)   Type B family day-care home.

§ 153.088 DEVELOPMENT STANDARDS.

   All lots, principal buildings, outdoor storage buildings and garages shall meet the following development standards as set forth by the Zoning Officer: the Zoning Officer shall determine the minimum lot frontage and lot size, minimum front yard, rear yard and side yard, by taking the average frontage, size, front, rear and side setbacks of the lots on the street where the development is to take place. No buildings shall exceed over 45 feet in height.

§ 153.089 ACCESSORY STRUCTURES.

   Accessory structures must be located more than five feet from any property line, and may not be located within a required front yard. Detached accessory structures may not occupy more than 5% of the lot.
