ARTICLE IV
R-1 Residential District
§ 215-17 R-1 General purposes.
The R-1 Low-Density Residential District is intended to encourage and promote the development of single-family residential neighborhoods free from land usage which might adversely affect such development. Such a district may incorporate large lot sizes in which the green space desired is entirely within the lot, or it may encourage the formation of green space communities in which the lot sizes are made smaller and the area which results from the reduction of the area of each lot below the general standard for the district is provided and maintained as recreation areas to serve the needs of the residents of the development.
§ 215-18 R-1 Uses permitted in the R-1 density residential district.
The following use is permitted in the R-1 District:
A.
Single-family dwellings.

§ 215-20 R-1 Accessory uses.

§ 215-22 R-1 Building design and placement.
A.
Clustering may be permitted upon approval of the Planning Commission.
B.
R-1 lots shall have a minimum frontage of 25 feet.
C.
Buildings on R-1 lots shall not exceed three stories in height.
D.
New buildings must conform to the Design Standards adopted in the Development Regulations.
E.
One outbuilding is permitted on each lot.
