R-3 Residential District

§ 215-29 R-3 Purpose of district.

The R-3 Zone is intended to provide a single-family residential living environment that maintains a suburban environment, and matches densities existing when the Zoning Ordinance was developed. The R-3 Zone also provides a transition area between the traditional Town and lower density R-1 and R-2 development. Other types of development are not permitted so that a strong business economy may be encouraged in the Village Center and other appropriate designated areas.

§ 215-30 R-3 Permitted uses.

A. 
Single-family dwellings.
B. 
Two-family dwellings.

§ 215-31 R-3 Conditional uses.

A. 
Bed-and-breakfasts.
B. 
Small retail or service business, subject to the provisions of § 215-10.1.

§ 215-32 R-3 Accessory uses.

A. 
Home occupation.
B. 
Home day-care.
C. 
Short-term rentals.

§ 215-34 R-3 Building and design placement.

A. 
R-3 lots shall have a minimum frontage of 25 feet.
B. 
Buildings on R-3 lots shall not exceed three stories in height.
C. 
New buildings must conform to the Design Standards adopted in the Development Regulations.
D. 
One outbuilding permitted on each lot.
