Purpose of This Zoning District. The Agricultural Services Zoning District permits a mix of industrial, commercial, and residential use that reflects Newdale's role as an agricultural shipping point.
Permitted Uses. The permitted uses in the ASZD shall be:
one and two family dwellings;
commercial uses that are compatible with the purpose of this zoning district, including home businesses that comply with the detailed performance standards of Appendix D;
EXCEPTION: Chapter VII. Sec C requires a Class II permit for certain commercial uses.
expansion of existing industrial uses, except where a Class II permit for the expansion would be required by Chapter VII. Sec C.;
accessory uses and buildings customarily associated with the uses permitted in this zoning district, including the conditional uses; and
minor utility installations.
Residential and commercial uses may be contained in the same building in the ASZD.
A Class I permit shall be required for any lot split, plat amendment, or permitted use or building, unless that lot split, plat amendment, use, or building is specifically exempted from the requirement for a permit by Chapter III.
Conditional Uses. The conditional uses that may be permitted, upon approval of a Class II permit, in the ASZD shall be:
subdivisions designed for occupancy by any of the uses permitted in this zoning district;
multiple-family (attached) dwellings containing no more than six dwelling units;
commercial uses or industrial expansions that involve the use or storage of hazardous materials for which a permit is required by the Uniform Fire Code; and
new industrial uses that are compatible with the purpose of this zoning district;
any large-scale development; and
any communication apparatus. See Appendix K.
Specification Standards. The specification standards for development within the ASZD shall be as shown in Table 1.
Performance Standards. Development in the ASZD shall be subject to the general performance standards of Chapter VIII, as applicable, and these additional specific performance standards.
Livestock on Residential Premises. Livestock may be kept in the ASZD, but only in compliance with City Ordinances.
Landscaped Buffers. Landscaped buffers shall be provided and maintained in compliance with Appendix E.
Where Can This Zoning District Be Mapped. This zoning district is designed for the existing industrial area in Newdale. Any expansion should be carefully studied.
