The purpose of the MHP Manufactured Home Park District is to provide suitable areas for manufactured home park developments, constructed according to the requirements of the Ohio Department of Health.

1270.02 PRINCIPAL AND CONDITIONAL USES PERMITTED.
(a) Principally permitted uses in this District shall be as follows:
(1) Manufactured home parks; and
(2) Accessory uses.
(b) Conditionally permitted uses must be approved by the Planning Commission according to Sections 1244.06 and 1244.07. Conditional uses in the District shall be as follows:
(1) Social or community centers;
(2) Laundromats;
(3) Hospitals or clinics;
(4) Home occupations, subject to the limitations described in Section 1250.08;
(5) Churches or places of worship; and
(6) Schools.

1270.03 AREA REQUIREMENTS.
(a) Front Yard. There shall be a perimeter front yard of the manufactured home park parcel of not less than thirty-five feet measured from the road right-of-way line. The location of each manufactured home on the interior manufactured home park lots shall be per the requirements pursuant to the Ohio Administrative Code Chapter 4781-12. See Section 1250.09
for modifications for corner lots.
(b) Side Yard. There shall be a perimeter side yard of the manufactured home park parcel not less than twenty-five feet on each of the two sides. See Section 1250.09

(c) Rear Yard. There shall be a perimeter rear yard of the manufactured home park parcel of not less than twenty-five feet.
Off-street parking space shall be provided according to the regulations set forth in Section 1282.05.

1270.05 BUFFERING AND LANDSCAPING REQUIREMENTS.
Buffering and landscaping requirements shall be provided according to the regulations set forth in Section 1250.10.

1270.06 DEVELOPMENT STANDARDS.
All manufactured home parks shall meet the requirements of the Ohio Department of Health, pursuant to the Ohio Administrative Code Chapter 4781-12, and the requirements of the Division of Industrial Compliance of the Ohio Department of Commerce.
(a) All new or replacement manufactured homes and accessory structures shall obtain a zoning permit from the Planning, Zoning and Economic Development Department prior to installation.
(b) All new or replacement manufactured homes shall be placed upon a lot within a manufactured home park in compliance with Ohio Administrative Code Section 4781-12-08, Manufactured Home Lots.
(c) Any existing manufactured home that does not comply with Ohio Administrative Code Section 4781-12-08(E) to (G) pursuant to 4781-12-08 paragraph (D) shall not be expanded, enlarged, or otherwise extended in a manner that increases the noncompliance.
