MEDIUM DENSITY

RESIDENTIAL DISTRICT R-5

§ 153.140 PURPOSE.

   The R-5 District is created to provide for single-family residential uses at a density of not more than 7.3 dwelling units per gross acre. The minimum lot size required herein is based upon those conditions ordinarily existing in the village at the time of adoption. All provisions contained herein are deemed just and necessary to the public health, safety and general welfare of the residents of the village.

§ 153.141 PERMITTED USES.

   In the R-5 Medium Density Residential District, no land or building shall be used or changed in use and no buildings shall be located, erected, or structurally altered, unless otherwise provided herein, except for one or more of the following:
   (A)   Single-family dwelling.
   (B)   Two-family dwelling (up and down; side by side).
   (C)   Accessory buildings incidental to the principal use which does not include any activity conducted as a business, except home occupation.
   (D)   Public and parochial schools.
   (E)   Home occupation.
   (F)   Open space.

§ 153.142 CONDITIONALLY PERMITTED USES.

   In an R-5 District the following uses shall be classed as conditionally permitted uses and may be permitted by the Zoning Board of Appeals, subject to conditions imposed by the Zoning Board of Appeals:
   (A)   Churches.
   (B)   Parks and playgrounds.
   (C)   Cluster subdivision (single-family).
   (D)   Child day-care center/Type A family day-care home.
   (E)   Funeral home.
   (F)   Group dwelling development.

§ 153.143 BUILDING HEIGHT LIMIT.

   No residential building shall hereafter be erected or structurally altered to a height exceeding 35 feet.

§ 153.144 REQUIRED LOT AREA AND LOT WIDTH.

   (A)   Each single-family dwelling shall be located on a lot containing not less than 9,750 square feet and a lot width of not less than 65 feet.
   (B)   Each two-family dwelling shall be located on a lot containing not less than 12,000 square feet in area and a lot width of not less than 80 feet.

§ 153.145 YARDS REQUIRED.

   The following minimum yard requirements shall apply to all yards in an R-5 District.
   (A)   Front yard - 35 feet.
   (B)   Rear yard - 30 feet.
   (C)   Side yard - five feet (each side).

§ 153.146 PERCENTAGE OF LOT COVERAGE.

   All buildings including accessory buildings shall not cover more than 30% of the area of the lot.

   The provisions of §§ 153.410 through 153.428 shall apply in this district.

   The provisions of § 153.049 shall apply in this district.

   The provisions of §§ 153.520 through 153.545 shall be in full force and effect in this district.
