§ 153.230 PURPOSE.

   The Office Business District is designed to specifically provide areas for office development in the village.

§ 153.231 PERMITTED USES.

   The following uses shall be permitted in the Office Business District:
   (A)   Dentist offices.
   (B)   Employment and placement offices.
   (C)   Engineering, architectural and urban planning services.
   (D)   Home occupations.
   (E)   Insurance offices.
   (F)   Investment and consumer services.
   (G)   Labor, civic and fraternal offices.
   (H)   Mailing services.
   (I)   Professional services.
   (J)   Physician offices.
   (K)   Real estate.
   (L)   Title offices.
   (M)   Accessory buildings.

§ 153.232 CONDITIONALLY PERMITTED USES.

   In an OB District, the following uses shall be classed as conditionally permitted uses and may be permitted by the Zoning Board of Appeals, subject to the general conditions as set forth in §§ 153.520 through 153.586 and subject to the conditions noted.
   (A)   Child day-care center/Type A family day-care home (see § 153.117).
   (B)   Apartment unit (see § 153.307).

§ 153.233 BUILDING HEIGHT.

   No building or structure shall be erected to a height in excess of 35 feet.

§ 153.234 REQUIRED LOT AREA.

   The lot area shall be not less than 20,000 square feet and the lot width shall be at least 100 feet.

§ 153.235 YARDS REQUIRED.

   The following yard requirements shall apply to all yards in the Office Business District.
   (A)   Front yard - setback of 30 feet from the road right-of-way line. A 15 foot deep unobstructed open buffer strip shall be provided next to the right-of-way and parking in this strip shall be prohibited.
   (B)   Rear yard - 35 feet.
   (C)   Side yard:
      (1)   Minimum side - ten feet.
      (2)   Abutting a street - 25 feet from road right-of-way line.
      (3)   Abutting a residential zone - 25 foot unobstructed buffer strip suitably landscaped.
   (D)   Access ways - each lot shall have not more than two access ways to any one street or highway with a 45 foot separation between centerlines. The width of the access ways leading to or from a highway shall be not less than 20 feet nor shall it exceed 36 feet. No access ways shall be closer than 70 feet to the right-of-way side lines.

§ 153.236 PERCENTAGE OF LOT COVERAGE.

   All buildings, including accessory buildings, shall not cover more than 30% of the area of the lot.

§ 153.237 PERMITTED SIGNS.

   The provisions of §§ 153.410 through 153.428 shall apply in this district.

§ 153.238 OFF-STREET PARKING AND LOADING.

   The provisions of §§ 153.445 through 153.464 shall apply in this district.

§ 153.239 SUBMISSION OF PLANS.

   The provisions of § 153.049 shall be in full force and effect in this district.

§ 153.240 CERTIFICATE OF COMPLETION.

   The provisions of §§ 153.520 through 153.545 shall be in full force and effect in this district.

§ 153.241 DWELLING REQUIREMENTS.

   The provisions of § 153.045 shall apply in this district.
