The regulations set forth in this chapter, or set forth elsewhere in this title when referred to in this chapter, are the O office district regulations.
4-7-2: USE REGULATIONS:
A. Uses Permitted: No building or premises shall be used and no buildings shall hereafter be erected or altered within the O office district except for the necessary use to which any one of the following places or establishments may be put:
Business offices, such as district offices, sales offices, branch offices.
Dental and medical clinics and/or offices.
Insurance, real estate, financial institutions, finance companies and other similar business and professional offices.
Private or professional schools, except those of an industrial character and except trade schools.
Transportation shelters by approval only (see section 4-2-4-4 of this title).
B. Additional Uses Permitted: As part of an office complex and contained within the building whose main use is listed in subsection A of this section, the following uses are permitted provided that the combined total of such uses within the building shall not occupy more than twenty five percent (25%) of the total floor area:
Barbershops.
Drugstores.
Restaurants (full service).
Satellite dish antennas subject to section 4-2-12 of this title (permit required, $25.00).
4-7-3: SITE AND STRUCTURE REQUIREMENTS:
A. Building Height: No building hereafter erected or structurally altered in the O office district shall exceed forty five feet (45') in height or three (3) stories.
B. Yards: No building shall be erected nor shall any existing structure be enlarged or altered unless the following yards and lot areas are provided and maintained in connection with such building, structure or enlargement:
1. Front Yard: A front yard of not less than five feet (5') in depth along the front lot line shall be provided.
2. Rear Yard:
a. Where the rear lot line abuts a public alley adjacent to a residential area, no rear yard is required if adequate and usable loading and unloading and refuse disposal facilities are provided elsewhere. Where adequate loading and unloading and refuse disposal facilities are not otherwise provided, there shall be a rear yard having a depth of not less than ten feet (10').
b. Where no public alley exists, there shall be a rear yard of the same depth as that required for either the rear or side yard, whichever is lesser, in the adjacent residential lot.
c. Where a lot in this district abuts a lot in a nonresidential district, there shall be a rear lot of not less than five feet (5').
3. Side Yard: A side yard is not required except on the side of a lot adjoining a residence district or residential lot, in which case there shall be a side yard of not less than five feet (5').
C. Courts: Courts are permitted, provided the depth of the court is not greater than the width of the court.
4-7-4: PARKING REQUIREMENTS:
Parking provisions for uses in this district are set forth in chapter 13 of this title.
4-7-5: PERFORMANCE STANDARDS:

4-7-5: PERFORMANCE STANDARDS:
