SM Suburban Manufacturing District

§ 455-10.1 Purpose.

The SM Suburban Manufacturing District is hereby established in order to provide for a variety of manufacturing and commercial uses in areas with adequate infrastructure to support said uses.
Refer to Section XIV, Supplemental Regulations, for review of additional regulations which may pertain to the proposed use.

§ 455-10.2 Permitted uses.

A lot or parcel may be used and a building or structure may be erected and used for any of the following purposes:
A. 
Principal uses:
(1) 
Offices.
(2) 
Research laboratories.
(3) 
Warehousing and distribution center.
(4) 
Light industry.
(a) 
Said use shall be accommodated in a single structure or a group of structures not to exceed 35% maximum building coverage.
(b) 
Where the subject lot or parcel exceeds one acre in area, a traffic impact analysis shall be prepared which includes the following:
[1] 
Total traffic volumes anticipated;
[2] 
Impact on adjacent intersections; and
[3] 
Identification of a.m. and p.m. peak hours.
(5) 
Public utility facilities.
(6) 
Business services.
(7) 
Day-care center.
(8) 
Warehousing.
(9) 
Medical marijuana grower/processor facility.
(10) 
Financial institutions.

B. 
Accessory uses.
(1) 
Storage buildings.
(2) 
Satellite dishes. (See § 455-14.31.)

Essential services, as defined

Day-care center, when limited to children of employees of the principal use.

(a) 
Geothermal energy facilities shall meet the accessory structure setbacks that may apply in the zoning district within which the facility is constructed, and where no such setback is specified, the facility shall be no closer than 10 feet from any property line.

§ 455-10.3 Conditional uses.

A lot or parcel may be used and a building or structure may be erected and used for any of the following purposes, subject to the granting of a conditional use pursuant to procedures established by this chapter:
A. 
Manufacturing. Uses not located in an industrial park shall provide appropriate traffic control at the main access driveway when warranted by the volume of traffic being generated by said use, as determined by the Township Engineer.
B. 
Post-secondary educational institutions.

Restaurant.
D. 
Medical center.
E. 
Motels, hotels, and bed-and-breakfasts. (See § 455-14.28.)

§ 455-10.4 Planned development uses in SM District.

A lot or parcel may be used and a building or structure may be erected and used subject to the granting of tentative and final approval of a planned development pursuant to the procedures established by this chapter.
A. 
Riverfront planned unit development. (See Article XIII.)

§ 455-10.5 Parking requirements.

All uses requiring off-street parking shall comply with the provisions of Article XV applicable to that use.

§ 455-10.6 Lot area, yard and height requirements.

The minimum lot areas, minimum lot width, minimum front yard, minimum width of each side yard and the maximum height for permitted principal uses shall be as follows:
A. 
Minimum lot area: 40,000 square feet.
B. 
Minimum lot width: 150 feet.
C. 
Minimum depth front yard: 50 feet.
D. 
Minimum depth rear yard: 50 feet.
E. 
Minimum width side yard: 20 feet.
(1) 
Rear and side yards shall be a minimum of 100 feet where a perimeter lot abuts a residential district in O'Hara Township or Fox Chapel Borough. A roadway may be included in this 100-foot setback. A minimum twenty-foot side and rear yard shall be provided on interior lots.
F. 
Maximum height of structure: 40 feet (except as otherwise provided).
(1) 
The maximum height of buildings and other structures erected or enlarged in this district shall be 40 feet, except that such height may be increased to a maximum of 75 feet, provided that for every four feet of height in excess of 35 feet, there shall be added to each side and rear yard requirement one linear foot and, to front yard requirements, five linear feet of width or depth.
G. 
Bulk: maximum building coverage: 33 1/3%.
(1) 
Original coverage and expansion may be permitted up to 66 2/3% after favorable review by the Planning Commission and administrative relief by the Zoning Hearing Board.
H. 
Permitted accessory structures shall be located no closer than 20 feet to the side or rear property line.
I. 
Conditional uses shall be situated on lots in compliance with the minimum area, dimensions and setbacks established for permitted uses.

§ 455-10.7 Performance standards.

All permitted, conditional and accessory uses shall comply with the performance standard provisions of Article XVIII applicable to that use. In addition, the following information shall be provided:
A. 
A traffic study shall be required for all nonresidential uses or developments which generate 50 or more a.m. or p.m. peak-hour trips and for all residential uses or developments which generate 100 or more average weekday vehicle trip ends, in accordance with § 455-18.2.
B. 
In addition, the provisions of Article XIII, Riverfront Unit Developments, shall dictate review and approval procedures and establish minimum performance and design standards applicable to those uses identified.
C. 
Residential property owners with property located within 150 linear feet of the property line of the lot containing the development shall be notified by the Township via regular mail of proposed land development in the SM Zoning District.

§ 455-10.8 Permits.

A zoning/building permit shall be required prior to the erection, construction or alteration of any structure proposed in relation to those uses enumerated in this article.
