- COMPLIANCE WITH THE REGULATIONS
The regulations set by this ordinance within each district shall be minimum regulations and shall apply uniformly to each class or kind of structure or land, except as hereinafter provided:
1.
No building shall be erected, converted, placed, enlarged, reconstructed, or structurally altered, nor shall any building or land be used except for a purpose and in the manner permitted in the district in which the building or land is located.
2.
No land required for yards, open spaces, or off-street parking or loading spaces about an existing building or any building hereafter erected or structurally altered shall be considered as required yard or lot area for more than one building.
3.
Every building hereafter erected or structurally altered shall be located on an approved lot and in no case shall there be more than one main building on one lot except as otherwise provided in the ordinance.
4.
No building shall be erected or structurally altered to the extent specifically provided hereinafter except in conformity with the off-street parking and loading regulations of this ordinance.
5.
The provisions of these regulations shall be considered the minimum requirements for the promotion of the public health, safety, morals, comfort and welfare. Where provisions of the regulations of this ordinance impose greater restrictions than those of any statute, other ordinance or regulation, the provisions of the regulations of this ordinance shall be controlling. Where the provisions of any statute, other ordinance or regulation impose greater restrictions than this ordinance, the provisions of such statute, other ordinance or regulation shall be controlling.
6.
Due to changes in business practices and technologies, it is impractical to list every specific use that may be permissible outright or conditionally permitted in the Schedule of District Regulations (Article V). The North American Industry Classification System (NAICS) may be consulted in making a determination as to whether a use that is not specifically listed in the Schedule of District Regulations is permissible outright, allowed as a conditional use, or not permitted. The NAICS groups industries into sectors and subsectors, and a specific use that is not listed in the Schedule of District Regulations may be classified and coded in a similar manner as one that is listed.
