C-OS CONSERVATION/OPEN SPACE DISTRICT
The C-OS conservation/open space districts are intended to permit maintenance and management of natural areas, to protect lands under public ownership, under permanent conservation organization or of high public value due either to their uniqueness or to their potential hazards to the public.

In the C-OS district, no building or land shall be used and no building shall be erected except for one (1) or more of the following specified uses unless otherwise provided in this chapter:
(1)
Farms on those parcels of land separately owned outside the boundaries of either a proprietary or supervisor's plat, having an area of not less than five (5) acres, all subject to the health and sanitation provisions of the city and provided further that no farms shall be operated as piggeries, or for the disposal of garbage, sewage, rubbish, offal or rendering plants, or for the slaughtering of animals except such animals as have been raised on the premises or have been maintained on the premises for at least a period of one (1) year immediately prior thereto and for the use and consumption by persons residing on the premises.

Forestry.
(3)
Natural areas.
(4)
Public outdoor recreation facilities over one (1) acre.

Stormwater management and water supply facilities.

The following uses shall be permitted in the C-OS districts, subject to the conditions hereinafter imposed for each use and subject further to the review and approval of the site plan by the planning commission in accordance with section 38-180.
(1)
Park structures and playground facilities.
(2)
Service roads.
(3)
Parking lots not associated with a structure.
(4)
Private recreation areas.
(5)
Plant nurseries and horticultural activities.

All uses within the C-OS district shall adhere to the following area, height, bulk, and placement regulations:

All principal uses and special land uses are subject to the following site development requirements:
(1)
Article II: General provisions.
(2)
Article XIII: Site plan review.
(3)
Article XV: Off-street parking and loading standards.
(4)
Article XVI: Access management and driveway standards.
(5)
Article XVII: Landscape standards and tree replacement.
(6)
Article XVIII: Lighting standards.
(7)
Article XX: Signs.

Lots that are zoned C-OS district are exempt from the provisions of Chapter 18 - Nuisances, Article V. - Grass and Noxious Weeds - Section 18-122 (2) and (3).
