ARTICLE VII

R-4 MULTIPLE DWELLING DISTRICT

§ 1. “REGULATIONS” DEFINED.

   The regulations set forth in this article or set forth elsewhere in this ordinance, when referred to in this article, are the regulations in the R-4 Multiple Dwelling District.

§ 2. USE REGULATIONS.

   A building or premises shall be used only for the following purposes:
   (1)   Any use permitted in the R-3 Two-family Residence District.
   (2)   Multiple dwelling except trailer camp.
   (3)   Row house, condominium or townhouse buildings with no more than 16 dwelling units per building, provided that each attached dwelling unit shall be separated from any other by a sound proof fire separation wall having the fire resisted ratings specified by the BOCA National Building Code and shall have independent heating, electrical, water and waste water systems with separate meters for each.
   (4)   Boarding or lodging house.
   (5)   Institution of a religious, educational, eleemosynary or philanthropic nature, but not a penal or mental institution.
   (6)   Hospital, sanitarium, or clinic, except a criminal, mental, or animal hospital.
   (7)   Nursing or convalescent home.
   (8)   Private club, fraternity, sorority or lodge, excepting one the chief activity of which is a service customarily carried on as a business.
   (9)   Accessory building or use customarily incidental to any of the above uses, including a storage garage on a lot occupied by a multiple dwelling, hospital or institution.
   (10)   Private school or nursery school.

§ 3. HEIGHT AND AREA REGULATIONS.

   The height and area requirements set forth in Articles XIII and XIV shall be observed.

§ 4. PARKING REGULATIONS.

   Off-street parking spaces shall be provided in accordance with the requirements for specific uses set forth in Article XV.
