CHAPTER 1264

Districts Generally and Zone Map

1264.01 DIVISION INTO DISTRICTS.

   The City is hereby divided into districts as follows:
   (a)    Four classes of use districts, as follows: U-1 or Single-Family Dwelling Districts; U-2 or Public Building Districts; U-3 or Office Building Districts; and U-4 or Retail Business Districts;
   (b)    Four classes of height districts, as follows: H-1; H-2; H-3; and H-4; and
   (c)    Three classes of area districts, as follows: A-1; A-2; and A-3.
   All of such districts shall be bounded and described as shown on the Zone Map hereinafter referred to.

1264.02 ZONE MAP.

   There is hereby adopted and made a part of this Zoning Code a map filed with the Clerk of Council and entitled "The Zone Map of the City of Pepper Pike, May 1,1962", together with the map rules and designations shown upon the Map. The district boundary lines are intended to follow the center lines of streets and alleys or their extensions, or lot lines or their extensions, as they existed at the time of the adoption of such Map, unless otherwise specifically located, but where a boundary line obviously does not coincide with any of the aforementioned lines and is not located by dimensions or monuments shown on the Map, it shall be deemed to be a line 125 feet from the nearest street, parallel to which it is shown.
   Unless otherwise indicated on the above mentioned Map, the following classes of districts are co-terminus:
      U-1, H-1, A-1 Districts
      U-2, H-2, A-2 Districts
      U-3, H-3, A-3 Districts.
      U-4, H-4, A-4 Districts.

1264.03 ANNEXATION OF TERRITORY.

   On the annexation of any territory to the City after the passage of this section (Ord. 1970-7, passed January 21, 1970) any zones, districts and regulations in effect with respect to such territory up to the time of its annexation shall continue in effect until changed in the manner prescribed in this Zoning Code for amendments or changes. To the extent that zones, districts and regulations are not established in such territory at the time of its annexation, the annexed territory shall be deemed to be in U-1, H-1 and A-1 Districts, and the regulations of this Zoning Code applicable to such districts shall be in force.

1264.04 COMPLIANCE REQUIRED.

   Except as otherwise provided in this Zoning Code, no building or premises shall hereafter be used, and no building or part thereof shall be erected, raised, moved, reconstructed, extended, enlarged or altered, except in conformity with the regulations herein established for the district in which it is located.
