Zones

§ 625-4 Establishment of zones.

For the purpose of lessening congestion in the streets, securing safety from fire, panic and other dangers, protecting health, morals or the general welfare, providing adequate light and air, preventing the overcrowding of land or buildings, avoiding undue concentration of population, with reasonable consideration to the character of the district and its peculiar suitability for particular uses, and with the objective of encouraging the most appropriate use of land throughout this municipality, the Town of Phillipsburg is hereby divided into eight zones, as follows:

Residential 75 Zone
R-50
Residential 50 Zone
R-MF
Residential Multifamily Zone
B-1
Office - General
B-2
Business - Highway
B-3
Office - Central Business District
B-4
Business - Central Business District
B-5
Business - South Main Zone
B-6
Business - Neighborhood Zone
I-1
Industrial - Light
I-2
Industrial - Heavy

§ 625-5 Zoning Map.

[Amended 5-20-2014 by Ord. No. O:2014-13]
The location and boundaries of the zones shall be shown on a Zoning Map of the Town dated February 2014 which is hereby made a part of this chapter.[1] This map, and all notations, references and designations shown thereon, shall be as much a part of this chapter as if the same were all fully described and set forth herein.

§ 625-6 Operation.

Except as hereinafter otherwise provided, no building shall be erected and no existing building shall be moved, altered, added to or enlarged, nor shall any land or building be designed, used or intended to be used for any purpose or in any manner other than as specified in the provisions of this chapter, including the Schedule of Area, Lot and Bulk Requirements in Article XVII.[1]
