- R-1 RESIDENCE DISTRICT
Within all R-1 Residence Districts as shown on the official zoning map, the following regulations shall apply:
(1)
Single-family dwellings of no less than one thousand two hundred (1,200) square feet of conditioned space which are oriented with front entry that faces the primary street frontage, however, not to include house trailers or mobile homes which use is hereby prohibited in this district.
(2)
Parks and playgrounds.
(3)
Private recreational uses such as tennis courts, swimming pools, and golf courses operated exclusively for private use and not for commercial purposes.
(4)
Accessory buildings and uses customarily incidental to any of the above uses, when located on the same lot and not involved in the conduct of a business.
(5)
Signs not exceeding twelve (12) square feet in area, pertaining to the rental, lease or sale of a building or land.
(6)
The renting of one room for the accommodation of not more than two (2) persons, providing the room is not equipped with cooking facilities and provided further that no boarding arrangements are made.
(7)
For the purposes of this ordinance, "family" shall mean:
(a)
An individual;
(b)
Two (2) or more persons who are related by blood or marriage, living together and occupying a detached single-family housing structure with single culinary facilities; or
(c)
A group of not more than four (4) persons unrelated by blood or marriage, living together by joint agreement and occupying a detached single-family housing structure with single culinary facilities on a nonprofit, cost-sharing basis.
All persons occupying the residence who are in fact related by blood shall constitute only one person for purposes of this zoning ordinance.

No building shall exceed thirty-five (35) feet in height.
Yards. Each lot shall have front, side and rear yards not less than the following depths or widths:
Front yard: Twenty-Five (25) feet.
Side yards:
(a)
Side yard width (combined width of both side yards): Fifteen (15) feet as measured from outer edge of roof overhang.
With a minimum width of either side yard: Seven and one-half (7½) feet as measured from outer edge of roof overhang.
(b)
On corner lots, the side yard on that side abutting the side street shall not be less than twelve and one-half (12 ½) feet.
Rear yard: Thirty (30) feet.
Grading:
(a)
When fill or cut-grading measures are required for platform for foundation, a near-flat space with a width of no less than four (4) feet from the edge of the foundation to the edge of the fill platform shall be provided; and the maximum grading slope from fill platform to the natural ground shall be 4:1.
(b)
If an earth retaining structure of more than three (3) feet in height is required for a house-pad, yard, or driveway; the retention wall shall be designed by a licensed engineer.
Lot area. The minimum lot area requirements are as follows:
Minimum required lot area: Ten thousand (10,000) square feet.
Minimum required lot are per family: Ten thousand (10,000) square feet.

No residence under this section shall be converted into a warehouse or storage building.

It shall be the duty of the chief building inspector, or his designated representative, to make inspections to determine the existence of violations of this section. A complete report of any violation discovered shall be made to the city attorney for city record.

In case any residence is in violation of this section, the city building inspector, in addition to other remedies, may institute any proper action or proceed in the name of the city to prevent such unlawful action.
