For apartment houses and apartment hotels, the following requirements shall apply:
A. Minimum Lot Area and Width. A lot area of not less than four (4) acres and a lot width of not less than three hundred (300) feet at the building line shall be provided for each building or series of buildings constituting an apartment house or apartment hotel erected in this district. A lot area of not less than two thousand (2,000) square feet per family shall be provided for every building hereafter erected or used as an apartment house or apartment hotel.
B. Front Yards. There shall be a front yard on each lot which shall be not less than fifty (50) feet in depth.
C. Side Yards.
1. On each interior lot there shall be two (2) side yards having an aggregate width of one hundred (100) feet, neither side yard having a width less than forty (40) feet.
2. On each corner lot there shall be two (2) side yards, the one abutting the street having a width of not less than fifty (50) feet and the other having a width of not less than forty (40) feet.
D. Rear Yard. There shall be a rear, yard on each lot the depth of which shall be not less than fifty (50) feet.
E. Building Coverage. The building coverage on any lot shall not exceed twenty-five (25) percent.
F. Below Ground Level Apartments. No apartment units shall be located below ground level and a basement shall not be used for living quarters.
G. Impervious Surface Maximum. The maximum impervious surface on any lot shall not exceed sixty (60) percent.
H. Green Space Area Requirement. The minimum required green space area on any lot shall not be less than forty (40) percent.
